Brookline, MA Real Estate Market Update

If we were to give a grade to the Brookline, MA Real Estate Market then it looks like they may be inline for another ‘A’. All indicators are pointing to a healthy market that continues to buck the national trend and puts it as one of the best markets in the country.

As of the end of May 2011, there were currently 211 homes on the market for an average list price of $631,534 vs. 230 homes and a market price of $651,257 last year… I know, I know… Prices went down… What’s good about that? Give me a minute! In May of 2011 we saw 50 homes close for an average price of $540,922 and a list to sale price ratio of 97.24%. Compare that to last year’s 56 homes and sale price of $490,126 for a list to sale price ratio of 97.69%. The good news is the average sale price is increasing in Brookline and inventory continues to shrink and we now have a 6.26 month supply of inventory on the market compared to 6.57 months last year. Remember that 6 months is considered to be the perfect balance between a buyers and sellers market.

The huge improvement for the Brookline Market is in the Single Family segment. We currently have 105 homes on the market for an average list price of $2,418,738 compared to 83 homes with an average list price of $1,999,053. The good news is that in May of 2011 we had 15 homes close for an average sale price of $1,527,870 and a list to sales price ratio of 94.64% compared to 11 homes in 2010 and an average sale price of $1,234,673. We are currently seeing 10.86 months worth of inventory on the market compared to last years 8.89 months worth of inventory. I know this is going in the wrong direction, but the good news is that we are starting to see some strength in the upper segment of the market.
