Massachusetts Million Dollar Foreclosures

Check out this recent article on Million Dollar Foreclosure. Banks seized 335% more Million Dollar plus homes last year then compared to 2007. In 2010 there were 11 homes that were Short Sales and Foreclosed homes over a Million Dollars in Massachusetts. These High End Foreclosures had an average sale price of $1,664,091 while spending 259 days on the market. As of August of 2011, there have been 11 homes Million Dollar Plus Short Sales & Foreclosures sold in Massachusetts. The average sale price of these Massachusetts Luxury Foreclosures and Short Sales were $1,456,182 while spending 311 days on the market.

There is evidence showing that the higher end segment is starting to break. For the luxury home owner, they generally have more reserves that can help them get through some tough times, but no one is immune to market prolonged downturns. It seems that these tougher times have  been going on for just a little to long.

Million Dollar Homes Half Off

Do foreclosures reduce home values?

Yes, verifiably, according to researchers in a recent working paper, “Forced Sales and House Prices”.

An MIT economist and two Harvard researchers analyzed 1.8 million home sales in Massachusetts (1987 to 2009), finding that “foreclosure reduces the value of a house by 27 percent, on average.”

Combine this with with their statistic that foreclosed homes make up roughly one in 12 houses with under $1 million left on the mortgage. Then consider a US Treasury statement that foreclosures can reduce surrounding home values up to 9 percent. This exposes the dramatic effect foreclosures are having on home prices−all home prices−across the country.

Is this really shocking? Perhaps the size of the decrease in value of foreclosures is shocking, but certainly not that it happens. Short sales, a transaction in which the property can avoid becoming vacant, is increasingly sought after as a solution not only for homeowners facing foreclosure, but lenders looking to recoup more of their investment.
