Cambridge, MA Real Estate Market Update

The Cambridge, MA real estate market has been on a continual rise since the beginning of 2011, and August was no exception, as we saw some of the highest sales volume of the year.

The Cambridge, MA condominium market showed an upsurge in sales with 93 condo unit sales in August as compared to 86 in July. The average selling price for Cambridge, MA condominiums was $472,353, which is a slight decrease from July, and still well over 97% of the average listing price of $483,706. Heading into the month of September, there are 182 active units with an average listing price of $529,331. Using the sales statistics for the last 3 months, we currently only have 1.96 months’ worth of inventory signaling a very strong seller’s market. With an exhibited uptrend in home sales and a tighter inventory as opposed to the summer months, the fall season shows good signs for continually strong condo sales in Cambridge, MA.

Single Family Home sales in the Cambridge, MA real estate market remain at their highest level in 2011, with 16 home sales at an average sale price of $1,183,375. While sales volume remained the same from the previous month, we did see a 22% increase in average sales price from July’s average of $968,031. Heading into the fall sales season for single family homes in Cambridge, MA, we see a consistent amount of inventory, with 32 currently active listings at an average listing price of $1,150,084. Using the sales statistics for the last 3 months, this averages to 2.08 months of inventory. With 6 months of inventory considered a perfect equilibrium where neither buyers nor sellers have a pricing advantage, this indicates that Cambridge, MA single family homes are in a strong seller’s market.

Newton Real Estate Market Update

Sales from July to August for both condos and single family homes in Newton, MA were very consistent. The change in the market snapshot for the Newton Real Estate Market for the month of August came from the amount of homes that were currently for sale. This change will help shift the market to a stronger seller’s market for the end of this period. Sellers, don’t get too excited… the month of September which is the start of the Fall market historically draws both more buyers as well as additional sellers to the market. I would expect the amount of homes for sale in Newton, MA to increase by month’s end.

The condo market for the month of August saw 35 homes sell for an average price of $483,039 which was 95.81% of the seller’s asking price. On average it took 82 days for these homes to sell. As of the end of August there were 127 Newton, MA Condos for sale with an average price of $531,552 while spending 120 days on the market. Using the last three months’ worth of sales, the Condo market in Newton, MA is currently a seller’s market with 4.14 months’ worth of inventory. 6 months is considered the perfect equilibrium where neither buyers nor sellers have a pricing advantage.

Brighton Real Estate Market Update

The Brighton, MA Real Estate market continues to show its strength by having the best month for settled sales of the year. In the month of August there were 29 homes that sold in Brighton, MA. The average sale price was $267,621 or 95.71% of the list to sale price ratio.

For the first half of the year we have seen an average of 19 condos selling per month for an average of $280,477 which was 96.72% of the list to sale price ratio. This is a decline from the average of $287,171 and 20.58 homes sold per month that was for all of 2010.

Using the last three months of averages, we find that 27 condos in Brighton, MA were sold each month. Currently with 77 homes on the market, this gives us a 2.82 months worth of inventory which indicates that the Brighton, MA market is a seller’s market. 6 months of inventory is considered the equilibrium where neither buyer nor seller has pricing power in negotiations.

As you can see, this is a fantastic time for both buyers and sellers in the Brighton, MA real estate market. Cohasset Real Estate Market Update

The Cohasset, MA Real Estate market saw some strength for the month of August with 15 homes selling for an average sale price of $937,988 which was 94.37% of the sellers asking price. This surge of activity is great news for the Cohasset Real Estate market as we head into what is historically one of the strongest seasons of the year.

Compare the month of August to the average for the first half of 2011 when we saw only 4.33 homes per month moving off the market with an average sale price of $961,153 which was 95.07% of the sellers asking price. With the average inventory of 93 units we had 21 months’ worth of inventory on the market  for the first half of the year, but with the surge in activity we currently only have 17.6 months’ worth of inventory on the market in Cohasset, MA.
