The Jamaica Plain market is like many others around the Boston Metro area and has been a little late to bloom with an upsurge of under agreements.

Currently there are 169 condos for sale in Jamaica Plain, MA for an average sale price of $346,402 while spending 83 days on the market which is an increase from last years 151 homes.

We saw 33 condos sell in May of 2011 with an average sale price of $380,036 which was 98.49% of the sellers asking price! While the average sale price is up from last years $358.180, there were 15 less homes sold in May of this year than last.

The First Time Home Buyer Tax Credit would effect those statistics and really push up last years numbers as people were rushing to close before the tax credit expired. The good news for Jamaica Plain sellers is that 38 homes went under agreement in May compared to 27 homes last year. We currently have 9.21 months worth of inventory on the market compared to last years 6.42.
