Buying a house is one of the biggest and most costly decisions of a lifetime. Selling the house is the next biggest decision to make. Prepare the house for sale, and then wait for the right buyer to buy it.
Decide to Sell the House.
Take a long hard look at the appearance of the house. Look at the house as if you were a potential buyer. If you walked in and saw this house would you want to buy it? Look at the condition of the walls, floors and carpets. Remove all pictures or mirrors from the walls. Does the plaster need major patching? Are there nail holes in the walls that have to be filled?
Check out the Appliances
Check out the kitchen and the appliances. Does the refrigerator look clean outside and inside? Does it have to be replaced because it is outdated? Are the hinges broken on the kitchen cabinets? Does the room need a painting, a door replaced or new floor?
Do a Walk Through of Each Room
Before you place the house on the market, do your own walk through. Make a note of what needs to be repaired, replaced or attended to. Remove clutter in each of the rooms to create a larger looking room. Move the furniture to make small rooms to appear larger than they are.
Paint the Rooms that Need Painting
Give the kitchen a fresh coat of paint. Do the same for the bathrooms. Wash the windows and the floors and have the carpets professionally cleaned. Throw out or give away furniture that is old, broken or torn. Move the remaining furniture to give each of the rooms a more spacious look.

Once you have done the job of creating a house that you would like to buy, it is time to contact a reputable realtor and place your house on the market. Then sit back and wait for the right buyer to come along to buy the house.
