The Location Of Real Estate Really Does Make A Difference!

The location of real estate whether you are buying or selling is very important. So many factors are taken into consideration that it simply cannot be important. A good example would be looking into two towns that are comparable in size. If you are an investor that is considering buying properties to rent you are going to be looking at the demographics of the towns in question. Most notably you will look at the average income and the amount of jobs that the town and surrounding areas have to offer. You will also want to look at the amount of foreclosed homes in the area.

If all three of those factors are relatively high compared with the national average then it should be a good town to invest in for rental property purposes. If on the other hand one of those towns do not have a lot to offer in the way of employment and the foreclosure rate is lower than the national average, meaning people have a stable place to live, you might not want to invest there.

If you are selling and are trying to determine a practical selling price, location is important here as well. One example would be that if one town has had a long history of having clean air, water, and of being an overall clean place to live, you could demand a much better selling price than if your property were in a town that has a “Superfund Site” designation from the EPA.

What is the real estate market like in Clarksville TN right now?

Clarksville Tennessee, is a small but thriving city just about 50 miles northwest of Nashville. The Fort Campbell Military base on the border of Kentucky and Tennessee brings in a constant flow people relocating in this area. There are many great businesses serving the Clarksville community, focusing mainly on the service sector because of the military. A Bus Line public transit system in this city, has well established routes throughout the vast area. Clarksville is considered the 5th largest city in Tennessee with a population of just over 103,000. One of the attractions for education in Clarksville, is the home of Austin Peay State University, their liberal arts college. This town is also known for the Dunbar Cave State Natural Area, a popular attraction for tourists.
Getting into the real estate in Clarksville, it shows a lot of activity due to relocation, mainly by the military service members. The price of the home seems to be stable and unchanged in the past year. When researching the housing market here, you will come across many special deals on homes. Today there are over 3000 homes for sale as of 2-7-2011 and the median price is $155,000 down slightly from Jan. To date as of February 7, 2011 the foreclosures run at about 304 with a median price of about $113,000 with a trifle increase since Jan. The average 30 year fixed mortgage in the Clarksville area today is 4.931% compared to last weeks 4.973%.
