The location of real estate whether you are buying or selling is very important. So many factors are taken into consideration that it simply cannot be important. A good example would be looking into two towns that are comparable in size. If you are an investor that is considering buying properties to rent you are going to be looking at the demographics of the towns in question. Most notably you will look at the average income and the amount of jobs that the town and surrounding areas have to offer. You will also want to look at the amount of foreclosed homes in the area.
If all three of those factors are relatively high compared with the national average then it should be a good town to invest in for rental property purposes. If on the other hand one of those towns do not have a lot to offer in the way of employment and the foreclosure rate is lower than the national average, meaning people have a stable place to live, you might not want to invest there.
If you are selling and are trying to determine a practical selling price, location is important here as well. One example would be that if one town has had a long history of having clean air, water, and of being an overall clean place to live, you could demand a much better selling price than if your property were in a town that has a “Superfund Site” designation from the EPA.
