Good Buys for first time Buyers in Belmont, Mount Holly, and Cramerton!

Are you a busy first time buyer, single person, or just someone who hates maintaining a yard? There are some great townhome communities in the Belmont and Mount Holly area that are very convenient to I-85 and Hwy 74. From my experience, townhomes are the first to suffer in a recession and the last to recover. That makes for some great buys from the builders and especially on resales.
One of my favorite communities is Water’s Edge which has a fabulous location beside Lake Wylie. The builder offers a wide range of floor plans both with and without garages. Located only two blocks away from I-85, you have convenience without the traffic noise and you are within walking distance to the R.L. Stowe YMCA. The community already has a swimming pool and cabana and they have plans to add a day dock for boats. You have both new construction and some well priced resales. Prices start in the first time buyer range and go up to a more veteran buyer level. There will eventually be water view homes in a later phase. With Water’s Edge, you have a Belmont address even though you are actually inside the Mount Holly city limits. The Homeowners Association is not allowing rentals at the present time so if you want in, you have to buy. You can also get a 3 bedroom unit here. In fact I have one listed now at 433 River Park Road. A picture of the unit is shown above.
Riverfront in Mount Holly is another townhome community near Lake Wylie. A few of the units are water view. A marina has been built between the townhomes and the lake with approximately 191 boat slips for lease. I understand 67 of those are reserved for the property owners in Riverfront and the rest are available for the general public. There are plans for a waterside restaurant in the future.
There is a smaller waterfront townhome community hidden away in Belmont called River Ridge which has its own boat docks for residents. These are older homes built in the mid-80’s and all are 2BRs. You have to be ready to buy to get one of these. There are very few units and seldom go on the market.
Near Belmont just across the South Fork River is a community called Cramerton Village. This neighborhood was completed a few years ago. There are both 2BR and 3BR units and all are resales. The community has a small pool and cabana. Situated near Hwy 74, it is an easy trip to Charlotte via that highway or I-85. A few units have garages.
Of course these are just a few of the townhome communities in the Belmont and Mount Holly area. If you are looking for such a property, even if it is new construction, I would always recommend that you use the services of a Buyer’s Agent to help you get the best deal.
