Actually, it has already started. If you will look on the right hand side of the blog, you will see a section for Homeowner Restrictive Covenants. Over the next few weeks I will be uploading many of the Restrictive Covenants for most of the neighborhoods in Belmont, NC.
The first three you see are for Adams Bluff, Belle Meade, and the Linford Park Subdivision in North Belmont. Those three are some I happen to have on hand. Soon I will upload covenants for South Point Ridge, Stowe Pointe, Reflection Point, Misty Waters, Forest Bay, Hawthorne, Graystone Estates, Garibaldi Ridge, Point Wylie Townhomes, and others. I will also include Restrictions for older communities such as Point Crossing, Pinsto, Cottonwood, Goshen Woods, South Fork Crossing, Belwood, Abbey Place, and others that don’t have Homeowner Associations. Many people are not aware that these communities even have Restrictive Covenants.
Why am I doing this? I consider it a service to all Belmont residents. If you live in one of these neighborhoods, you may have misplaced or never had a copy. If you plan to sell your home, in the current Exclusive Right to Sell Listing Agreement used by today’s Realtors, Section 13 (c) of the agreement requires the Seller to provide a copy of “restrictive covenants affecting the Property.” This may transfer some of the liability for informing a Buyer of the Restrictive Covenants requirements from the agent to the Seller.
On the other hand, if you are a Buyer, this gives you the opportunity to look over the covenants before you consider viewing property in a certain neighborhood. That way, you don’t waste your time looking in a neighborhood that won’t let you park your RV on the front lawn. PLEASE NOTE: The Restriction I am unploading are the original ones as recorded with the Register of Deeds. They may not include changes or corrections that have been made.
In the future I hope to add additional windows for community news such as coming concerts, Stowe Park events, leaf pick up schedules, and much more. I’ll also try to add real estate sales data and other useful statistics.
