5 Things You Should Never do When Listing Your Home for Sale

When it comes to selling your home, there is a long list of dos and don’t, and you are going to want to make sure that you follow these rules, so that you can sell your home in this tough competitive market. Here are 5 things you should never do when listing your home for sale.

1. Don’t ever start a home renovation when you are listing your home for sale. You aren’t going to be able to show it, and you are going to scare buyers away if you do.
2. Don’t put non negotiable on the asking price, if that is where you stand keep it to yourself, this will prevent people from seeing it.
3. Never put “needs work” in the description of your house, or “needs updates” because no one is going to waste their time looking at a house they already know they have to put work and money into. Even if the house does need updates, then can evaluate that when they get in there.
4. Never leave the house dirty when you are listing your home, if the realtor comes by to show the home it could kill a potential sale. You should even pay to have carpets cleaned and floors finished, so that everything looks the best that it can. Take your kids out of the house to the park the night before a showing to keep it clean.
5. Never write that you have a cat door or doggy door on the entrance of your home. There are many people out there who aren’t fond of pets and associate pet ownership with smells and stains. You actually want to change that door out when you are selling your home.
