I am happy to report that short sales with Wells Fargo appear to be getting easier.
I recently submitted a short sale package to Wells Fargo and was surprised to get a call within less than three business days to schedule the broker price opinion (BPO).
Once Wells Fargo receives a package, they review the package in order to insure every informational item is complete. Once the package approval review is completed they schedule an agent to perform the BPO.
Our last package was 106 pages. We provide the banks with extremely detailed information to insure the package meets their detailed requirements. In addition to the sellers financial information, I provide the following in all our packages
1. Proff of buyers funds or two pre approval letters from two separate lenders.
2. A detailed marketing report entailing all our marketing efforts.
3. A history of the property listing price and number of days on the market.
4. Neighborhood sold comps
5. Repair Estimates
6. The lenders cost of carrying the property if foreclosed upon.
7. Every page of my package contains my contact information and selller’s name/loan information. If a page is lost or misplaced the bank can easily identify where it belongs.
It is encouraging that Wells Fargo turned our package so fast. It also helps to have a very detailed & complete package.
If you are trying to short sale your home – make sure your agent prepares the package properly. In addition to marketing & pricing your home, it will be the most important thing your real estate agent does.
