Strap on your skates, grab your mittens and scarves and make your way to the heart of the downtown Raleigh for this premier holiday event—the AT&T Raleigh Winterfest Ice Rink.

Winterfest is a two-month long extravaganza featuring an outdoor skating rink with natural ice. This family friendly celebration of fun-filled activities.

Tuesdays are Family Night.

The AT&T Raleigh Winterfest Ice Rink at City Plaza will host several figure skating performers throughout the season and free Public Skating Lessons will be offered throughout the AT&T Raleigh Winterfest!

Extended/New Tax Credit Clarification

All the people that I know whether they are home buyers or not, as informed citizens, know already that the tax credit of $8,000 for 1st time home buyer has been extended by Obama Administration until April 30, 2010.  Well, but what about the $6,500 existing home owner credit?

Some do, some don’t and even if some do know of this, I am constantly finding myself explaining and clarifying of who qualifies and what the requirements are.  So, here are some things that I get asked all the time:

1.  Who qualify for the existing home credit of $6,500?  Here is the direct quote from National Association of Realtors: 

“Who Qualifies for the Extended Credit?

  • First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.
  • Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.”

 2.  Can the purchase be 2nd residence?

No.  $8,000 1st time buyer credit always been a primary residence requirement, duh.., what else could it be, I mean they have never owned a home… and as you read from the above, the existing owner credit also requires the purchase to be the primary residence. 

3.  Who qualifies as a 1st time buyers?

Obviously someone who have never owned a home ORwho have not owned a home in last 3 yrs.  (did you know that??)  Ok, so you have been an apartment for last 3 yrs, let’s get you on a house hunting outings^^

4.  Extension is to April 30, 2010.  Do I need to close by then?

No.  As long as you get under contract by April 30, 2010, you will have until July 1, 2010 to close.

5.  Is their purchasing price limit?

Yes.  Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.   um…. 

6.  What is the income limit?

Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009,  single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits –for single buyers with incomes up to $75,000 and married couples with incomes up to $150,000—may receive the maximum tax credit.

So far these are the FAQ’s of the new and extended tax credit.  If I come across more good questions to post, I will edit this post.

Short Sale Articles

I have just been contacted by a potential buyer who was interested in seeing a short sale home that she saw online.  I got the address of the property to search in MLS and found out it was under contract already.  Of course it was showing up on real estate websites since it was marked as “contingent” and not “pending” esscentially allowing people to come look and make an offer as a back up to the existing.  But this wasn’t what I thought was interesting, after all, these days any sellers would love to have back up offers in case an exisitng contract falling through.  What I did see in MLS that was interesting was the fact that it went under contract September 25, 2009 with closing date projected to be October 30, 2009.  Well, today is November 13.  13 days well over the projected closing date.  I called the listing agent and after waiting almost a whole day for someone to call me back, I got a call from a team member of the listing agent saying that the “contract” is pending approval by a 3rd party, in this case the mortgage holder bank.  They tell me that they thought the closing could take a place on the 30th, and it didn’t.  They don’t have an answer yet from the bank and don’t know when they will do.  So, the article that I read just a few days ago was true that the buyers are put in the dark of bank/lender approval of their “signed” contract for around 90 days!!!

nikon-d5000So, I have just purchased a brand new, expensive (to me anyway) camera for my business of Real Estate picture taking.  It’s a new Nikon D5000.  Sounds pretty impressive, I thought, just saying the name of it and it turns out that it really is the one cool~ equipment.  I knew from sometime ago that my old, now completely dead, Olympus digital from almost 10yrs ago had to go in order for me to take “better” pictures for my listings.  And “pictures for listings” was my bare minimum of what it should enable me to do, if I ever got a new camera.  Well, when my Olympus gave out in the process of getting my new listing up and running, I had no choice but to go out and get something, and quick.  I have acquired more listings during Nov than during one month in particular and I had a lot of pictures takings to do.  Ok, so I went online, to Bestbuy, to hhgregg, Amazon, and Costco to look for these features of a camera:

*must have wide angle lens so I can fit a room in a picture rather than just a bed and/or a toilet.. (I am not in the business of selling a bed nor a toilet but selling homes…^^)

*must have video taking feature with a good sound quality

*must be EASY to use!!! (I love machines and any machines for that matter but I just don’t have time to study an equipment right now)

*must take SD card so I can bring with me and not camera to plug into my laptop

*must let me control lighting of the actual picture as well as be able to control flashing

Now, not knowing much or at all about any type of advanced camera and/or picture taking techniques, I didn’t even know if these features are something that was offered in my price range.  Well, go figure, it didn’t.  My price range was up to $200??? and I actually ended up spending almost $1K on it! >O< 

Biting the bullet certainly applies here, because despite having to spend so much more than what I have anticipated in the beginning, this is WELL worth it!  I have tried pictures and, oh my, it take a full room in to the frame!!!  yay!!  Finally I am not selling a bed and I am selling a room, a house!  I also already tried video taking, it’s wonderful!  It even edits pictures if its crooked, not level, dark, light, sun, shade etc, etc… 

So, with this new found love of mine, I shall take not only pictures, I will take GOOD pictures, I will take Videos to upload my listings to websites, and YOUTUBE, I will take Virtual Tours to burn to CD’s, and more.

Yes, I have made an investment with this one piece of equipment for my business and it is a very important one that I certainly am glad I made!
