YouTube Preview ImageChances are you or someone you know in Fort Myers is facing the possibility of foreclosure. But you need to understand that you are not alone.

Today, 1 out of every 10 homeowners in America is behind on mortgage payments. These are tough and frustrating times. Now more than ever, it’s important to identify your options. Foreclosure can be avoided, your credit can be saved, and your financial future can be salvaged.

Through my experience handling distressed properties at Denny Grimes & Company, Inc., I’ve found that homeowners today have more questions than answers about their circumstances. I have created this site www.freeforeclosureanswers.com to help you understand the possible solutions to foreclosure, as well as provide a detailed explanation of short sales, which may be the best course of action for some homeowners.

You may also have noticed that I’m offering you a FREE Report to explain your options and help you decide on a course of action. The idea of losing a home can be overwhelming, and I feel it is vital for you to have all the facts necessary to make an informed decision.

As an agent with the CDPE® Designation, I have a strong and unique appreciation of the factors affecting the market, and know that there are options available to you.

If you would like to know more about your options, please call me at 239.689.7699.

I am here to help you find a dignified solution to a financial crisis.

Save Money $$$ on your Home Insurance: New Inspection Form

Thursday, April 29th, 2010
Starting today, there is a new inspection form for wind mitigation inspections. It is important to be aware of this new form, as insurance companies may not accept the old two page form.
The form was recently added to Citizens Insurance website as the only form they will accept. Historically, almost all insurance companies follow Citizens lead. See the form

The form makes changes to the actual inspection and requires proof from the home owner of upgrades that impact the form. It is important to advise the home owner/buyer that proof of improvements will be needed at the time of the inspection. This will insure that your buyer gets the maximum hurricane insurance discounts.

It’s easy to identify as the new form has increased from two to four pages and has the words: “OIR-B1-1802 (Rev. 02/10) Adopted by Rule 69O-170.0155″ at the bottom of every page.
Keep in mind, Citizens considers as valid, a uniform mitigation verification form that is certified by the Department of Financial Services or signed by one the following qualified inspectors:

• A Florida-licensed general, building or residential contractor
• A Florida-certified building code inspector or building code official
• A Florida-licensed professional engineer who has passed the appropriate equivalency test
• A Florida-licensed professional architect
• A hurricane mitigation inspector certified by the My Safe Florida Home program*

(*Note: Due to the expiration of the My Safe Florida Home program, all hurricane mitigation inspectors previously certified under the program became inactive as of June 30, 2009.)

It is important to have your buyer contact their insurance carrier to find out the savings they can expect after they have the inspection. We have included a link to an informative brochure by Citizens Insurance that gives advice and guidelines on savings. Once the inspection is submitted it is good for 5 years.
