ERA The Brokerage is part of the wonderful Pocatello Community. There are many reasons for our “Poky Pride” and we would like to share one of those reasons with you!
Pocatello Neighborhood Housing Services is a proud organization in the community that recently celebrated its sixteenth anniversary. The mission of PNHS is “ a progressive alliance between residents, business, and government that revitalizes targeted areas by promoting affordable housing and community pride through the establishment of healthy neighborhoods”.
Homeownership goes a long way in the creation of a healthy neighborhood. Last year, PNHS constructed eight beautiful new homes in older Pocatello neighborhoods. In addition, PNHS rehabilitated twelve homes- all in older Pocatello neighborhoods. The rehab program is a tool for homeowners who may not have the financial means to complete needed repairs.
PNHS prepares residents for the financial responsibility of homeownership. Last year over 250 potential homebuyers completed PNHS’s certified Homebuyer Education Course. Statistics show that those who complete PNHS’s financial education classes before purchasing a home are three times less likely to lose their homes due to foreclosure. For those who already own a home and are in danger of losing their home to foreclosure, PNHS offers foreclosure counseling. This counseling is free to residents of Pocatello and the surrounding areas.
Education is key to the entire homeownership process, PNHS offers a complete package of education. This includes Homebuyer Education, Foreclosure counseling, HECM (reverse mortgage), Financial fitness, Post purchase (including weatherization/maintenance workshops). From purchase to maintaining a safe home that promotes healthy neighborhoods, PNHS wants to be there for our community. We all have good days, we all have bad days. You wake up and the sun is shining and the birds are chirping. Or you wake up on the wrong side of the bed and realize it is just going to be one of those days. In one time or another, though, everyone has felt picked on. Alright, it’s just about Christmas time again. Wow how the year flies! The city is decorated with colored lights and tinsel everywhere. The weather man and the clouds over head threaten of snow, and if you are like me you know there is still much to do for the holiday season. There are gifts to buy, wrap, and deliver. There are decorations to drag out of the garage and find a place to hang. It seems like the season is overwhelming many of us into forgetting that this season is for giving. Giving: is the act of presenting voluntarily without expecting compensation. Giving is the essence of the holiday season. We give gifts to family and friends, we give treats to neighbors, we give holiday spirit to every person that we meet throughout the day. There is just something about the feeling of the snow, and lights, and mistletoe that makes us want to share with others. Much of the sharing we do happens in our own homes! There are some exciting new options for First Time Home Buyers, as well as those buying again. Congress has extended and expanded the homebuyer tax credit. The modifications in the column labeled “December 1-April 2010″ become effective when President Obama signs the bill. All changes made to the current credit become effective on that date, as well.
