Lava Hot Springs has always been a favorite spot to get in the car and go relax. If you have ever thought about buying a home or some acreages to get away to, now is a great time. Winter is a slow time for tourists in Lava, so the Real Estate Market slows down as well. With less competitionit is a perfect time to come in and look at the homes with out a lot of pressure. Sellers have reduced the price of their homes and land in anticipation to get them sold this winter!

Come spring the busy tourist season will start again, and sellers will begin to ask higher prices, so don’t wait to long.

Sellers $6,500 tax Credit

For those of you wondering if you can get a loan for the $6,500 tax credit so that you can use it as a down payment on another home.  The answer is Yes! Lenders in the Pocatello area are offering a 2nd loan, just like they are to buyers wanting to use the 1st time buyers tax credit money up front. There is a small origination fee, and a low interest rate. If paid back with in a certain time period a majority of the origination fee is forgiven so the loan is worth getting if you need to use it for a down payment or closing costs.

1st Time Buyers Tax Credit Up-Date

Well it is official. The 1st time buyers Tax credit has been extended with some perks too! AND Seller can get in on the Tax credit as well.

BUYERS

If you have been on the fence on weather or not you think it is a good time to purchase a home and thought you missed the deadline to get the $8,000 1st time buyers tax credit, you are in luck.

The 1st time buyer Tax credit has been extended until April 30,2010 to get a contact put together on a home. Then you have until July 1, 2010 to get it closed.  Some of the stipulations are the same like : 10% of purchase price or a maximum of $8,000   ($4,000 married filing separate) tax credit. You will receive the tax credit after you close on the home when you file your taxes, or amend your taxes if you want it now and you have already filed your current tax year taxes.

To qualify to be a 1st time home buyer you must not have bought or owned a home in the past 3 years.

The parameters that have changed benefit’s the buyer, so don’t be worried. The income level has gone up; $75,000 Single, $150,000 Married, Additional $20,000 phase out.

 SELLERS

If you have been thinking about buying a home, but concerned about equity, Down payment ects? Starting December 1, 2009 you are eligible for a tax credit as well!

If you have lived in your home for a consecutive 5 years out of the past 8 years, you can qualify for the $6,500.00 ($3,250 married filing separate)tax credit .

You must have a written contract on a home between December 1, 2009 and April 30,2010. It must be closed  by July 1, 2010.

Income limits: $125,000 Single, $225,000 Married. Additional $20,000 phase out.

Maximum purchase limit is $800,000.

Purchaser must attach documentation of purchase to tax return.

P.S.

1st time Buyers have a program from lenders to purchase a home and get a loan for the tax credit up front so they can use it as a down payment. As of right now I am not sure if that applies to the buyers that are upgrading from their current homes, so watch this site for an up-date. I will find out and post for your convenience.
