OIF Veteran with 100% Service-Connected Disability Earns Income with VA Home Loan

He is only in his mid 20’s but he is 100% disabled after he returned from Operation Iraqi Freedom (OIF).  He loves computers, and he is using his Montgomery GI Bill to go back to school.  He married his fiancé  just before we closed on the house and he has a darling little girl.

Iraq handed this young veteran lemons and he turned them into lemonade!

When we met to discuss his real estate needs, he was clear that he wanted to have an additional unit besides the main house to be able to rent to family for extra income.   Now, he earns $600 dollars a month from the rental unit.

VA allows veterans to use only the credit and salary of a spouse to qualify for a home.   This young veteran decided to marry his fiancé, the mother of his daughter, before they purchased the house so that they could use both his and her income.

Their combined income, his VA disability payment and his wife’s salary allowed them to find a lovely 3 bedroom, 2 bathroom renovated home with over 1400 square feet and a detached studio apartment in the rear of the house in Greater Ft. Lauderdale using his No-No VA Home Loan.  He bought property with 100% financing–no down payment and no closing costs.

Owning a home of his own has helped stabilize his young life and the life of his young family.

He has decided to become actively involved in the Stone of Hope Project that works with other OIF veterans to help them adjust to civilian life.   He is actively involved in the VFW (Veterans of Foreign Wars) in Ft. Lauderdale, providing a new generation of combat veterans to this service organization committed to building strong communities at home.

Imagine:  you go to Iraq and you experience war-war in the desert, IED’s and an enemy not easy to identify.  You see death and more death.  It works on your mind.  They say you have PTSD (Post Traumatic Stress Disorder).  They ask about the nightmares, the insomnia, the night sweats.   Finally, you go to support groups and like an onion, you begin to peel back the layers, one layer at a time.

We want all our OIF and OEF (Operation Enduring Freedom) to come home safely and know that they are eligible for their benefits, including 100% financing with their VA Home Loan benefit.

A large portion of the returning veterans are entitled to service-connected disabilities ranging from 10% to 100%.   We are encouraging all returning veterans to consider filing a disability claim even as they find employment in the civilian world.  Don’t be too proud to ask for help and get help.   No one will think less of you for getting what you need to heal, and whether you are male or female, to get what you need to live a healthy life in mind, body and spirit.

Ft. Lauderdale Reservists and National Guard Vets Serve 90 Days and Earn the Right to Get a VA No-No Loan

Ft. Lauderdale is full of Reservist and National Guard Veterans who don’t know that when they have served 90 days active duty during the Gulf War, they are now eligible for 100% financing using the guaranteed VA Home Loan benefit known as the “NO-NO Loan” -No money down and No closing costs.

The Gulf War Service is the period from August 2, 1990 to the present.

The VA rules of eligibility are the following directly from the VA website:

If you served on active duty during the Gulf War, you must have:

  • Completed 24 months of  continuous active duty or the full period (at least 90 days) for which you were called or ordered to active duty, and been discharged under conditions other than dishonorable, or
  • Completed at least 90 days of active duty and been discharged under the specific authority of 10 USC (Hardship), or 10 USC 1173 (Early Out), or have been determined to have a compensable service-connected disability, or
  • Been discharged with less than 90 days of service for a service-connected disability.  Individuals may also be eligible if they were released from active duty due to an involuntary reduction in force, certain medical conditions, or, in some instances, for the convenience of the Government.

A Reservist or Guardsman must get a Certificate of Eligibility (COE) from the VA.  Our lenders have access to VA’s “WebLGY” system.  This is an internet-based program that allows VA-approved lenders to establish eligibility and issue an online COE in seconds.

Don’t be shocked by the $36,000 amount when you get your COE.  The lender knows how to use that number to determine what loan amount you are approved for based on your income.   Many veterans have discarded their COE because they feel they couldn’t buy a home in Ft. Lauderdale for such a small amount.

Not so!

Let the VA approved lender do their job to help you benefit from your sacrifice serving Uncle Sam.

Applicants must also agree to live in the property as their primary residence in order to be approved by a lender for a VA Home Loan.  You must have a source of sufficient income and meet the lender’s credit guidelines.

If the Reservist or Guardsman has as little as 10% service-connected disability, then he or she does not have to pay the VA Funding Fee.  A Reservist or Guardsman can purchase up to $417,000 and buy a single family home, a duplex, a triplex, or a quadraplex. The veteran must reside in one of the multi-family units and is then able to rent the remaining units. Many times the veteran can live virtually free with the tenants paying the mortgage, including the property taxes and hazard insurance.

Imagine you have been deployed, experienced the grueling weather of the desert heat, been in harm’s way and yet you are still here-you have come home alive.  Now it is time to take advantage of all the benefits you are entitled to receive because of your honorable service to your country.

No-No Loan Pays Veteran to Own!

Believe it or not, an army veteran and his wife closed on a home of their own and the No-No Loan paid them at the closing on Friday, July 3, 2010!  Talk about 4th of July fireworks!  They lit up with joy, elation, wonderment and gratitude for realizing a dream come true.

Army Veteran White got his $500 dollar deposit back at closing.  He received his $350 inspection fee back.  He received a credit back to his credit card for the appraisal fee of $450.  All his closing costs were paid by the lender and the seller. The net result is that he bought his 3 bedroom/2 bath/1 car garage home for $0 dollars – no down payment and no closing costs.  This is the power of the No-No Loan, the 100% VA-guaranteed Home Loan.

The bank paid Veteran White 50% of the cost of a 16 Seer brand new air conditioner and compressor.  He was also able to take advantage of the 30% federal tax credit for purchasing a high energy efficient air conditioner.  I arranged 0% financing for the remaining 50% from the air conditioning company for 9 months.  In 9 months, Veteran White will file his taxes and get back $1,050 in a federal energy tax credit plus the mortgage interest and property tax refund which will more than pay for his 50% portion of the air conditioner.

We also got the bank to pay for the whole house to be tented for termites and to repair and replace some missing shingles on the roof.  The house was a foreclosure and we were told that Veteran White had to take the property AS-IS.  The bank didn’t know that Veteran White answers to a higher authority who he and his wife believe created a miracle for them!

Mrs. White had gotten tired of looking. She had begun to get discouraged as contract after contract was turned down by the banks who wanted the cash offered by investor buyers.  April 30th came and went and they were unable to take advantage of the $8,000 tax refund for first time buyers.

I reminded them that better than the $8,000 tax credit, they had the No-No Loan that never expires.  Imagine how many veterans could buy a home in Ft Lauderdale up to $417,000 using the No-No Loan!  Florida has over 1.7 million veterans, and has the second largest populaton of veterans in the entire country, yet thousands of veterans are not using their No-No Loan in Ft. Lauderdale.

Live in the Sunshine State and own a home with 100% financing to which only honorably discharged veterans are entitled.  When the whole country is crying the blues about the bad economy, Veterans can purchase a home with a No-No Loan in Ft. Lauderdale!

Veterans are able to buy even without a job.   They are able to use their 100% service-connected disability income to purchase their home with the No-No Loan in Ft. Lauderdale.  If they are married, they can use the salary of their spouse as well to qualify, the same way Veteran White and his wife qualified, even though his hours had been cut back at work.

The No-No Loan is the best kept secret in America today.
