Here are six situations where Garry saved our Veteran homebuyers from getting stuck in bad deals:
Circuit Breakers Catch Fire…
Garry always removes the cover of every electrical panel box when he does an inspection. As he was removing the cover, the wires started smoking, and while he was there the wires began to caught fire and burnt the circuit breakers in the electrical box completely. There was obviously a short in the box and he discovered it before the closing on the house. The Seller had a licensed electrician replace the damaged wires and circuit breakers and Garry went back to reinspect to see that the job was done to industry standard. The buyer now had peace of mind that the house was not going to burn down .
Floor Not Level…
The house looked great but upon further inspection, Garry discovered that the Sellers had built up the floor with padding under the carpet and the laminate wood. The floor was slanting three inches. Things could have really gone downhill but Garry saved the day.
Termites Move In Without Paying…
Formosa termites, one of the worst kinds of termites, invaded this Veteran’s home even before he had signed the paperwork. VA requires a clear termite report assuring the Veteran that there are no live termites on the property. Garry thoroughly inspected the house and found termite infestation in the kitchen cabinets and under the crawl space of the house. The house was tented and the crawl space was treated. The Veteran was given a one year warranty guaranteeing that if these bold pests tried to move back in without helping to pay the mortgage, they would be immediately evicted by extermination.
Rodents or Raccoons Having a Feast…
Garry always checks the attic in every home. He checks for insulation, leaks and critters. This house had critters that had taken up residence. Rats or raccoons were having a feast on the electrical wires in the attic, making the house quite a fire hazard. This foreclosure turned out not to be the best buy for our Veteran. It’s a good thing we have an honest inspector on our team who protects the buyer’s interest and acts like a detective to identify evidence of unwanted guests.
Unbelievable Roof Passed by City Inspectors…
Garry could not believe his eyes! He was walking the roof of a 2-story house that supposedly just received a new roof that was signed off by a City Inspector, and it was missing the roof capping and the roof was leaking like a sieve.
A good home inspector doesn’t cost – it pays!
