Renter Nation Means Investor Opportunity

Despite record low interest rates and increasing affordability in most markets, the new reality for many is renting. For some, it is the stress of having already gone through some type of pain related to the housing market and for others it’s the reality of being unable to qualify for a loan to purchase a home. FHA Short Sales in Kansas

Many homeowners call us on a daily basis asking about the ability and process of doing a short sale on their home where they have an FHA mortgage. We have completed many FHA short sales and while the work in the initial stages can be time consuming and frustrating an FHA short sale is a welcome end result to a stressful situation for a struggling homeowner.

FillingĀ outĀ an application to the seller’s lender to determine if the seller will qualify to be approved for a short sale is just the start. The lender and HUD (Department of Housing and Urban Development) that administers the FHA loan guarantee program will need to review the seller’s financial information to make sure the seller has merely decided to ignore their obligation for the loan and truly has a need to sell the house and doesn’t have the ability to continue paying the mortgage.

If the seller is approved for a short sale the process also involves the seller’s lender obtaining an appraisal on the property. This appraisal will be the guide for the balance of the process as the appraisal will dictate the asking price and eventual required acceptable sales price.
