MAN! What a change in the weather! Had to turn the heating stove up today. Just not ready to have the Summer over with yet. Too many things left to do on the outside.

Now here is news related to Real Estate: Inerest rates on fixed 30 yr. loans are @ 5.04% for the week of 9/24/09, down from 6.97 a year ago.

Because of the attention being given in Congress to the Health Bill – the chances of the first time home buyer tax credit may not get extended. You can bet that the National Association of Realtors are in Washington reminding everyone that time is running out. After all, without Buyers wanting our help in finding them the home they want, we would be out of business.

Now here are some Safety Factors I would like to pass on to the Sellers who put their homes in our hands.

When that FOR SALE sign goes up in the yard, we are letting the world know that you are selling your home. Although buyers sometimes have different motives that purchasing a home. As outstanding of professionals as they are, Realtors can’t always be in the same room and watching all the people, so here are a few suggestions:

Don’t keep you valuables, like rings etc. laying out in the open,

Hide any weapons that you might have.

Check your locks,windows, and other entry ways regularly.

AND one of the fastest growing trends is pilfering prescriptions during OPEN HOUSES. Many times they work in pairs.–one to distract while the other removes the items. It is best to place your prescription drugs in a safe or locked area.

Selling you home can be a time of uncertainty but by working with your Realtor, planning ahead and taking the right preventative measures you can make it an enjoyable experience and prevent the mishaps.

Looks like some parts of Wyoming is going to get snow again this weekend. There is still no place like the Old Cow Town that it was and is now become a urban town.

In my 15 + years in Real Estate i have seen the interest rate as high as 10 to 15% & the Buyers still purchasing. I know no that people have been worried about job security but if your credit score is good and you can afford it, it is a good time to buy. People still seem to want to own their own homes.

The National Association of Realtors (NAR) are backing a bill to EXTEND & INCREASE the dollar amount that will help Buyers with the down payment.

Thing that I find most important to Buyers is before you start to look at homes, go to the Bank and have the person in charge of Mortgage Loans and have them qualify you. This way you will be looking at home in your price range and won’t be viewing homes you can’t afford. Also, you will when you do find the home that is right for you, you and make an Offer To Purchase. This really effects the way a Seller looks at the presented offer.

I like making both Buyer and Seller feel like they have entered into an agreement of a “Win/Win” situation.

After All: THAT’S MY JOB AND MY GOAL” AND HELPS ME SO THAT THEY ARE HAPPY ENOUGH TO RECOMMEND ME TO OTHERS.

There’s been a survey that reports that Americans still want to won homes despite the bad news about mortgages. Here in WYoming we have a lot of good incentives for Buyers to buy. SO COME ON IN.

I have to apologize for not keeping my blog up but I was gone almost six weeks. I was in “HOT Austin, TX. taking care of my great grandson.

I know you’ll probably say “Gramma is bragging” and I am but he was the sweetest guy to take care of. I wouldn’t have given it up for a million dollars. (I did loose a listing.) I guess by this statement you know how much family means to me.

Also this should probably tell you that being a Mom, Grandma and Great Gramma that I seen a lot of thing–Good and Bad–and that the reason,also that I take my Realtor duties to my heart. It is so satisfing to see Buyer’s dream of owning a home come to an end and to help Sellers find a Buyer that loves their home almost as much as they do and to see that all the work is taken out of all the paper work, dates and times that have to be remembered, and suggestions in negotiations. WE CAN SUGGEST BUT THE BUYERS OR SELLERS HAVE TO DECIDE.

Our STATE FAIR was over a couple of weeks ago and everything went well. Attendance was up at all events and even the weather cooperated.

Home Loans Still Have Good Rates In Douglas

HERE I AM!!!!still in HOT–HOT Texas.

Sure limited to what you can do on the outside with over 100 degree weather in the way of any kind of exercise. Although the humidity is high rain is needed badly here. Word from Douglas, WY. is that the last month we have had lots and lots of rain. We usually don’t get this much moisture this early. Things were so green when I left 4 weeks ago so bet things are beautiful now.

30 year loans are still at a very good interest for home Buyers. Some are at 5% or lower.Be sure to shop around for the best rates and don’t forget to ask your lender what kinds are available to you.

First thing I would suggest that you get yourself qualified before you start look for a home. That way you won’t be looking at homes you can’t get a loan for.

Don’t forget to read the Property Condition Statement made out by the Seller carefully. I still advise that you spend the money to get the inspection done after you have an accepted offer. It may save you from expensive repairs after you home is your.

HI: I AM A REALTOR AT ASPEN REALTY IN DOUGLAS, WY—- THE BEST SMALL TOWN IN WYOMING!!!!!

Are you tired of living the hustle-bustle of a big town–Driving 30 miles to go to work in bumper to bumper traffic. Then how about thinking about coming to our part of the world.

We are 30 miles to Casper which is larger than we are and has plenty of good shopping area’s AND it is all interstate highway and only takes 45 min. to get there. Cheyenne, WY. is only 150 miles from here and Denver, Colo. is 250 miles.

Our homes range in the high one hundred thousands to up as far as you want to go. We have old homes and we have homes that are five and new homes are going up. The homes are usually 3–4 bdr. with 2 baths, dbl car garages. Of course the price depends on what you want for amenities.

For jobs we have the Railroad which hauls our coal & the Coal Mines that produce it. These are probably the two highest paying jobs that we have.

We have a very good hospital here but could use a few more doctors. We have very good schools and plenty of sports: swimming, football, basketball, soccer, volleyball, track, music both band, and singing groups.

Douglas Wyoming, Converse County, is a veritable hunter’s dream. We have 4,000 acres with wild game of every variety on sagebrush pairies and in the Laramie Range mts., mule deer, some white tail deer, elk and antelope can be found. Higher country gives you big horn sheep, bears and mountain lions when in season, On the North Platte and Glendo Reservoir (28 miles south) we have walleyes and trout. And at the Glendo Reservoir there are ampale things for boaters to do.

In Oct when the hunters are here there is the annual hunter’s appreciation barbecue and is something that you wouldn’t want to miss.

Besides all the good food that feature prizes , contest and giveaways from the local businesses. COME SEE US AND STAY.

The Jackalope City lies in a rich history of a western town. At your disposal there are three unique walking tour, depicting some of the city aged residences, commercial buildings and cemetery. We have one of the best Museum’s around. Fort Fetterman is a restored Fort of officer’s quarters and an ordnance warehouse. On a walk thru the grounds there are interpretive signs describing how the West was won. Camping allowed on the site. Antelope and deer walk thru the town and can be seen with out much difficulty. When you begin to see people willing to fight for a property, that’s a good sign. Although many markets are far from fully shaking off the down turn, the pick-up in multiple offers is a reason for optimism.

Rates for 30 years, mortgages are still below 5%.

What You Can Do To Improve Your Credit

Check for and correct any errors in your credit report. Mistakes happen.
Pay down credit card bills. Transferring credit card debt from one card to another could lower your score.
Don’t charge your credit cards to max.
Wait 12 months after credit difficulties to apply for a mortgage. You’re penalized less for problems after a year.
Don’t order items for your new home on credit–such as appliances and furniture–until after the loan is approved. The amounts will add to you debt.
Don’t open credit card accounts before applying for a mortgage. Too much available credit can lower your score.
Shop for mortgage rates all at once. Too many credit applications can lower your score, bout multiple inquiries from the same type of lender are counted as one inquiry if submitted over a short period of time.
Avoid finance companies. Even if you pay the loan on time, the interest is high and it will probably be considered a sign of poor credit management.
