Freeway Construction on Nampa Idaho Real Estate

Construction at the Garrity Interchange

will begin the first week of January, 2010 and finish in June, 2011.  Construction will affect traffic on Garrity Blvd./Idaho Center Blvd. and I-84 in Nampa, Idaho.

The Idaho Transportation Dept. (ITD) invites you to attend an open house meeting regarding the roadway improvements.

The meeting will focus on traffic and noise impacts, planned closures and detour routes.

The I-84, Garrity Interchange to Meridian Interchange project involves designing and constructing a third lane to eastbound and westbound I-84 between the Garrity Boulevard and Meridian Road Interchanges. ITD anticipates that the additional lanes will be constructed within the existing median.

  • Gaining the environmental clearance needed for construction—The National Environmental Policy Act requires ITD to examine all impacts to the environment resulting from the proposed project. ITD must prepare a document that identifies these impacts to the surrounding area before the project is approved.
  • Designing capacity improvements —These early technical studies will identify design options before advancing the project into more detailed final design.
  • Constructing improvements—Construction can begin once environmental clearance and the design are completed.

When completed, this project will reduce congestion, add capacity and improve the safety of I-84 between the Garrity Interchange and the Meridian Interchange.

What Causes my Home’s Value to go Down?

Wow, that’s a broad question…  The value of a home can depreciate for several reasons, the most common, simply being the market in general.  We have seen a significant amount of depreciation from 2005 until 2009, for instance.

The condition of a property will also allow it to depreciate in value.  If there is deferred maintenance and functional obsolescence, this too, can cause depreciation in value.

If homes surrounding the subject property are deteriorating in condition & are not kept up, this will also affect the value and depreciation of the home.

As far as establishing value, there are several factors that take place; as agents, we typically will procure data from our MLS system for similar homes that are of the same age, size, quality, proximity, etc. that have recently SOLD, to help us establish a historic value base.  We then will also procure data for similar homes that are currently for sale. This will help us analyze the competition and watch what the market trends may be in relation to the SOLD data.  Adjustments are made for features, location, condition, etc. and we determine an approximate market value as of that time.

$6500 for Idaho Real Estate Buyers

Those who buy a home  in Idaho may qualify for a $6500 tax credit.  According to RE/MAX broker/owner, Don Wixom with RE/MAX Advantage in Nampa, Idaho, if a home buyer has an accepted sales contract by April 30, 2010 and is able to close by June 30, 2010, may qualify for up to $8,000 of tax credit for first time home buyers or $6500 for successive home buyers.

Tax Credit Deadline Creates Urgency For Home Buyers

“What a difference a deadline makes: existing home sales rocketed higher in October to the fastest pace since February 2007 after buyers flooded back into the markets ahead of the original November 30th deadline for homebuyer tax credits.  

That the credits were extended made no difference for soon-to-be homeowners who needed to pen contracts by September 30th to make it under the wire.  Ironically, it seems that this deadline is far more effective in guiding behavior than the actual tax credit itself. 

While housing inventories continued to liquidate, and the months’ supply of homes on the market retreated to the lowest level since early 2007, we’re seeing initial signs of greater supply coming on line.  Price stability led to an increase in new listings of 363,000 during the month.  Markets are self-correcting, and this rocket ship of existing home sales is going to meet with atmospheric resistance by year end.” -Guy LeBas, Housing Economist at Janney Montgomery Scott.

 

As a summary of NAR’s report…

·                     Distressed properties made up 30% of all October sales.

·                     13% of Successful First Time Home Buyers who had a previous deal fall through.

October National Sales

·         Existing Home Sales: Up 10.1% from September  at an annualized rate of 6.10M units, up 23.5% from last year.

·         Inventory: Down 3.7 % to 3.57M units (a seven month supply), down 14.9% from last year. 

·         Median Price: $173,100, down 7.1% from last year.

Regional Sales

·         Midwest: +14.4% from September, and +28.8% from 2008.  Median price=$146,600, down 1.1% from last year. 

·         South: +12.7% from September, and +25.7% from 2008.  Median price=$151,100, down 6.3% from last year.

·         Northeast: +11.6% from September, and +27.7% from 2008.  Median price=$235,400 down 2.6% from last year.

·         West: +1.6% from September, and +12.0% from 2008.  Median Price=$220,200 down 14.7% from last year.

Will Banks Just Start Saying “NO”?

With new Short Sale Guidelines coming in the near future and the pressure put on banks to give an answer within 10 days of receiving the short sale request, will they just start saying no?

We all know that third-party lenders are swamped with short sale files,which they are trying to get processed.  With all the parties involved, including investors like FNMA or FDMC as well as a multitude of private investors, will the banks actually be able to give an answer within that short amount of time?

There are fears that they may just start to answer “no” and then send the property to foreclosure.  This could cause havoc on home sellers and buyers alike! This practice could also potentially flood the market with more foreclosures, causing home prices to drop even more in some regions.

Let’s hope the Treasury Dept. will be smart with the new guidelines and help the process rather than hinder the bigger picture.

Nampa Idaho Realtor, Don Wixom, believes the new guidelines are a good thing and very much needed, but will the banks actually be able to process short sales that quickly.  It may create new jobs by spreading out the work load to new employees, but the learning curve might be another issue.

Ten Mile Overpass Meridian Freeway Exit

When traveling from your Nampa Home to your Boise job or from your Boise Home to your Canyon County job, there is traffic!  Some times of the day are worse than others and the 55 speed limit is certainly a bother as well….

But, they are fixing the roads!  YEAH!  A nice wider freeway between Nampa and Boise will be great….and a long time needed!  A much easier drive home is on its way!  Read the article on Idaho’s #1 Real Estate Website.

Please plan ahead for the following traffic changes:

  

Please plan ahead for Dec. 11, when the Idaho Transportation Department will demolish the Ten Mile Overpass on I-84.

  • I-84 will be closed overnight between the Garrity and Meridian interchanges for the demolition.
  • Work will start at 10 p.m. Dec. 11 and end at 7 a.m. Dec. 12.
  • During this time, flaggers will detour motorists to Franklin Road by way of the Meridian and Garrity interchanges. Click here to see a detour map.
  • Please expect delays or choose an alternate route.

Starting Dec. 11, Ten Mile Road will be closed from Franklin Road to Overland Road while a new interchange is constructed to replace the overpass. The road will re-open in Summer 2011. Click here for a map of alternate routes across I-84.

~And another thing, just one of my pet peeves: 

If your not passing someone on the freeway, please be courteous enough and move to the right lane. In most other states, there are signs reminding us for “slower traffic please keep right”…. That doesn’t seem to be the case in Idaho. If you are hogging the left lane and no one is in the right lane, please move over.  Little things like this and proper merging techniques will assure fewer accidents and a smoother commute between our beautiful cities!
