Selling Your Home In Today’s Market

It’s tough out there, but not impossible.  Recent reports indicate that Young Home Buyers (Generation X) will likely lead the home buying charge.  Buyers, such as these today, have strong ideas about what they want in a home.  It isn’t all about price, but is about character, features, and personalization.  You, as a seller, can help your cause by keeping these things in mind.

Home buyers are looking for well maintained and clean homes.  Hire an inspector to take a look at your property and make suggestions for repairs before a contract is submitted.  Make sure your home is clean and de-cluttered.  Consider hiring a cleaning company to do a deep clean, clean carpets, gutters, decks, windows.   Have the lawn groomed, mulched, add flowers and greenery.  Home buyers today are looking for transitions to outdoor entertaining spaces.

The majority of today’s buyers are looking for open spaces as opposed to formal spaces.  If you have a more traditional home you can cozy up formal rooms by adding stuffed seating, gameboard displays, or thinking of ways to place options for the room in the potential buyer’s mind.

In short, help your Agent help you.  Keep your home show ready and keep in mind that the market is tough.  What can you do to make sure that your home “stands out” in a buyer’s mind?  A few dollars spent now may just help you on your way to your next dream home.

According to the “Brownsburg Insider” the towns of Brownsburg and Avon reached a mutually amicable resolution to annexing issues.  Brownsburg can annex 87 acres of property in the Heritage Hill residential development along State Road 267.  Avon will be allowed to annex about 160 acres in the southwest corner of Lincoln Township….think past the old town of Tilden.

Both communities are trying to plan for future growth and development.

Prequalification and Pre-approval

Do you want to buy a home in Hamilton County, IN?  Perhaps you are interested in homes for sale in Brownsburg, IN?  Maybe you aren’t sure if you should rent or buy in Fishers, IN?  Wherever you choose to live there are several important steps you must consider first.  One of the most important steps you can take is to get yourself prequalified or pre-approved.

What is the difference?  It can be confusing.  However, having a good Indianapolis Realtor, like the Pinnacle Real Estate Group, can help you navigate the confusion successfully.

  • Prequalification: Prequalification is a preliminary estimate of how much you can afford to pay for a home based on information you provide. Love Your Home- Re/Max Rocky

Tomorrow is Valentine’s day.  I, Re/Max Rocky have already started spreading the love.

I was sitting in the backyard, contemplating real estate deals, listings, and buyers when a duck wandered in.

Duck’s are funny.  They quack and waddle and really don’t seem to mind the homeowners around our pond.  I think they come to our yard because they are hungry and know that we feed the birds.  When the birds eat, the extra seed falls on the ground.  Enter the ducks.   Sometimes I watch groups of them get into duck skirmishes like rival gangs fighting over sunflower seeds.   If I were a duck, I would be eating from all the yards too.  Then again, because I am a beagle I would eat just about anything at anytime.

Now, if most owners were too see this duck in our yard, they would expect me to chase him out.  “Don’t let the duck eat the birdseed!”  “If you feed a duck through the winter, he won’t migrate.”  “Ducks leave stuff behind that they shouldn’t!”

But since it is Valentine’s Day the duck gets a pardon….well okay, really….the duck and I have an understanding that we have settled before….

I don’t threaten him and he allows me to keep both ears.
