Johnson County Homes for Sale

For Sale By Owners – Why Some Buyers Are Afraid of You

Wednesday, March 16th, 2011

Many homeowners believe to maximize their home sale they should sell it themselves.

At first glance, they feel selling a home is simple… it looks easy!  Why should they pay a broker fee for something they can do themselves?   I bet your job looks easy too.  Could I walk in and do your job, without any training?

Numerous FSBOs have said the time, paperwork and everyday responsibilities involved were not worth the amount of money they saved in commissions.  Many felt letting strangers into their home was stressful and scary.

Selling a home requires an intimate understanding of the real estate market.  If the property is priced too high, it will sit and develop a reputation for being a problem property.  If the property is priced too low, you will cost yourself serious money.

Some FSBOs discovered they lost money as a result of poor marketing decisions.  In the final outcome, this far outweighed the commission they would have paid.

Before you decide to sell FSBO, consider these questions and weigh the consequences of assuming the responsibility versus employing me, a Realtor.  A little time spent investigating now could pay off tenfold in the end.

Questions to Consider

Do I have the time, energy, know how, and ability to devote a full forced effort to sell my home?

1.  One of the keys to selling your home effectively and profitably is complete accessibility.  Many homes sit on the market much longer than necessary because the owner isn’t available to show the property.  Realize that a certain amount of time each day is necessary to sell your home.

Am I prepared to deal with an onslaught of buyers who perceive FSBOs as targets for low balling!

2.  Another challenge of selling a home is screening unqualified prospects and dealing with low ballers.  It often goes unnoticed that much time, effort and expertise is required to spot these people quickly.  Settling for a low ball bid is usually worse than paying a broker commission.

Do I fully understand the legal ramifications and all the necessary steps required in selling a home?

3.  Many home sales have been lost due to incomplete paperwork for example.  Are you completely informed of all the steps necessary to sell real estate?  If not, you may want to consider calling me.  I have been a full time Realtor with Reece & Nichols for 11 years.  I am governed by the National Association of Realtors, NAR.  As a Realtor, I am held to a higher standard.  I will put your interests above my own.

Have I contacted the necessary professionals… title, inspectors, attorney, escrow company?

4.  Like any profession, there are inadequate individuals who will slow, delay and possibly even cost you the transaction.  Be careful!  Many home sales have been lost due to misinterpretation of what was negotiated.

My hope is that you avoid the pitfalls many FSBOs go through.  I also hope you found my ideas valuable and if there is ever any way I can assist you or someone you care about, please contact me at my office.   We’ll sit down for a few minutes… no high pressure, just plain, honest talk about what it’s going to take to achieve your personal goals.  Go ahead, pick up the phone and give me a call.  I’d love to hear from you!

5 Tips to Prepare Your Home for Sale

Working to get your home ship-shape for showings will increase its value and shorten your sales time.

1. Have a home inspection

Be proactive by arranging for a pre-sale home inspection. For $250 to $400, an inspector will warn you about troubles that could make potential buyers balk. Make repairs before putting your home on the market. In some states, you may have to disclose what the inspection turns up.

2. Get replacement estimates

If your home inspection uncovers necessary repairs you can’t fund, get estimates for the work. The figures will help buyers determine if they can afford the home and the repairs. Also hunt down warranties, guarantees, and user manuals for your furnace, washer and dryer, dishwasher, and any other items you expect to remain with the house.

3. Make minor repairs

Not every repair costs a bundle. Fix as many small problems—sticky doors, torn screens, cracked caulking, dripping faucets—as you can. These may seem trivial, but they’ll give buyers the impression your house isn’t well maintained.

4. Clear the clutter

Clear your kitchen counters of just about everything. Clean your closets by packing up little-used items like out-of-season clothes and old toys. Install closet organizers to maximize space. Put at least one-third of your furniture in storage, especially large pieces, such as entertainment centers and big televisions. Pack up family photos, knickknacks, and wall hangings to depersonalize your home. Store the items you’ve packed offsite or in boxes neatly arranged in your garage or basement.

5. Do a thorough cleaning

A clean house makes a strong first impression that your home has been well cared for. If you can afford it, consider hiring a cleaning service.

If not, wash windows and leave them open to air out your rooms. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Wash light fixtures and baseboards, mop and wax floors, and give your stove and refrigerator a thorough once-over.

Pay attention to details, too. Wash fingerprints from light switch plates, clean inside the cabinets, and polish doorknobs. Don’t forget to clean your garage, too.
