SHORT SALES OPPORTUNITIES IN DENVER, COLORADO

Now may the time to take advantage of short sale opportunities in Denver, Colorado. Banks do not want to own real estate, they want to lend money. You can help out the bank and the home owner who is behind on their mortgage. Oh, and by the way, you can buy a great house at a great price.

Until recently, it was hard to buy a house through a short sale. The bank’s response time to any offer on a short sale was slow, if they responded at all. Many potential short sales were negated by slow response times from the bank. The buyer, usually an investor, abandoned the deal because an investor needs to have their money working for them, and the short sale process just took too long. A new Federal law makes the process quicker, more uniform, and more financially rewarding for the bank to complete the short sale.

Now that the Federal tax credit for home buyers has expired, sellers may have to lower their prices to attract buyers who have felt that prices were still too high. With a decrease in potential buyers and a large inventory of homes still on the market, you should be able to strike a good deal with the lender.

Interest rates are still at historic lows, prices are very attractive, and lenders have more incentives to complete short sales. This would appear to be a great time to buy a house and start building equity in your future. Your local realtor is ready and willing to help you through the process of a short sale, to get you a great deal on your new home.

Now May be the Best Time Ever For a Foreclosure in Denver

Now, more than ever, may be a great time to buy a foreclosure in Denver. Foreclosures can offer the home buyer a fantastic deal, and this quite possibly may be a once in a lifetime market. Housing prices will not stay depressed forever and are showing signs of picking up. There are many fantastic areas in Denver which foreclosures can be found at a fraction of the price of the surrounding homes.

Interest rates have been low for a very long time. These rates will not stay low forever, and the Federal Reserve is already starting to hint that rates will be raised soon. Your opportunity to snag a great rate on a foreclosure may be slipping away.

Also, many foreclosures will have the added bonus of not only being priced below the market, but they may also offer the opportunity to put in a little sweat equity. Many people who know they are about to be foreclosed on will stop maintaining the home and may even destroy portions of it on purpose. Do not be scared of a foreclosure which needs a little work. This can be used as a great buying opportunity to get the home at an even cheaper price. Many times a little drywall repair, paint, and new carpeting can do wonders for the looks of these homes.

So, if you live in the Denver area and you have been contemplating buying a foreclosure, now would be a great time. There will always be a certain amount of foreclosures on the market; however, having this many foreclosures on the market at one time may not ever happen again in your lifetime.
