This answer is determined by gathering all the information about a particular property including square footage, number of bedrooms and baths, the property’s age, condition, exterior makeup, type of car cover, and its location. After determining these factors, we then search for comparable sold properties in the subject properties subdivision or a competing subdivision that a likely buyer would consider. We then take the sold data and use it as a method of comparison to determine the most likely sales price for the subject home. We then go over the various closing costs that a seller might incur to determine what their net proceeds would be after the sale.

This situation most frequently occurs when the market values of real estate depreciate, especially when the subject property was highly leveraged to begin with. When the mortgage balance exceeds the value of the property, lending institutions can agree to accept less than the outstanding mortgage balance as payment in full. Even though the property still legally belongs to the delinquent homeowner, the lender is required to be included in and agree to all the sales negotiations. The lender has good reason to work with the owner in this circumstance because accepting the lower offer may cost the lender initially, but it may save them many thousands in the long run if the property is in jeopardy of becoming a non-performing asset for them. A homeowner would need to contact their lending institutions loss mitigation department for more information on their particular situation.

A foreclosure is a property that is owned by a lending institution. The original borrower was unable to make their mortgage payments in a timely fashion and the lending institution eventually forecloses on the mortgage. The lender then takes ownership of the property and places it back on the market for sale. We can provide buyer clients with a list of bank owned properties in a specific area. Real Estate commissions vary. There is no set commission for any particular transaction. The commission is determined based on numerous factors associated with the sale of a particular property. Some of these factors include, but are not limited to: the type of property being sold (i.e. residential property, commercial property, lots and land, etc.), the location of a particular property, the condition of a particular property, the time frame in which a property must be sold, and most importantly what is agreed to between the seller or buyer, and the agent. Market conditions can also affect commission because the ease with which a property can be sold will have an affect on what an agent is willing to charge.
