“In a recent Forbes blog post, multimillionaire hedge fund manager John Paulson declared that today’s record-low interest rates made this the best time to buy homes in fifty years. “If you don’t own a home, buy one,” Paulson said. “If you own one home, buy another one, and if you own two homes, buy a third and lend your relatives the money to buy a home.”  Why should we care what Paulson thinks? Well, he was among the few to accurately predict the subprime collapse and, while no one has a crystal ball, a closer look at the numbers supports his call to action.

Historically low interest rates are the key…and they aren’t likely to hang around for long. Buyers who “choose to wait until prices come down more” are gambling that interest rates will hold steady or drop. The truth is even a 10 percent drop in home prices is nullified by a 1 percent increase in interest rates. The figure below illustrates how this works for a $250,000 home purchase and the relative likelihood of each scenario.

Interest rates have dominated the news in recent months as we’ve shattered record low after record low. Potential home buyers need to understand the positive financial impact low interest rates have on the cost of home ownership and the thousands of dollars that can be saved over the life of a typical mortgage loan. Pricing your home right in this market is very important. You can not base it on how much you paid for it, how much you have put into it or how much you think it is worth. The buyers determine your homes worth. You have to look at the housing market in your area and price your home based on the solds in your market area. If you do not price it right from the start buyers might not even look at the home because they know it is overpriced. That is why having a real estate agent is so important. The average discount from the original listing price? Ten percent, according to Trulia.com”….Sellers do not take it personally…put your emotions aside and remember that “The market couldn’t care less about your personal situation.” Unfortunately that is the hard truth!

Real Estate Market In Allen, TX

The Allen real estate market is doing well. People are moving North because they can still enjoy the closeness of downtown Dallas BUT do not have to deal with everything that comes with living in a big city! If you are thinking about moving to the Dallas area take a look at the Allen community, you will not be disappointed.

The Allen schools district just received Exemplary Rating for 2010 from the Texas Education Agency. For more information check out the Allen ISD website  www.allenisd.org

Allen home sales increased 8% from last year (Aug 2009) with an averaged sales price of $241,657 (up 1% from last year). The average days on market in Allen is 65 days.

I know watching the news has given home-buyers and sellers a sense of fear when they think about the Real Estate market, BUT I have good news (article from dallasnews.com).

“Dallas-area home prices are continuing the modest increases that began last fall. Dallas had a 2.9 percent rise in prices in May from a year earlier in the latest Standard & Poor’s/Case-Shiller Home Price Index report, which was released Tuesday…May was the seventh consecutive month of year-over-year Dallas-area home price increase in the Case-Shiller index… prices here have rebounded more than 6 percent from February 2009…The latest home price data based on North Texas home sales shows that pre-owned home prices are up about 2 percent from the first six months of 2009″
