Buying a home will likely be one of the biggest purchases of your life but it doesn’t have to be intimidating or difficult. By educating yourself on the best tips for buying a home and by working with a REALTOR®, you will find that home buying can be a positive, memorable experience.

  • Be Picky, but Don’t Be Unrealistic. There is no perfect home.
  • Do Your Homework Before You Start Looking. Decide specifically what features you want in a home and which are most important to you.
  • Get Your Finances in Order. Review your credit report and be sure you have enough money to cover your down payment and your closing costs.
  • Don’t Wait to Get a Loan. Talk to a lender and get pre-qualified for a mortgage before you start looking.
  • Don’t Ask Too Many People for Opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion.
  • Decide When You Can Move. When is your lease up? Are you allowed to sublet? How tight is the rental market in your area?
  • Think Long-Term. Are you looking for a starter house with the idea of moving up in a few years or do you hope to stay in this home longer? This decision may dictate what type of home you’ll buy as well as the type of mortgage terms that suit you best.
  • Don’t Let Yourself Be House Poor. If you max yourself out to buy the biggest home you can afford, you’ll have no money left for maintenance or decoration or to save for other financial goals.
  • Don’t Be Naïve. Insist on a home inspection and if possible get a warranty from the seller to cover defects within one year.

Pricing your home right in this market is very important. You can not base it on how much you paid for it, how much you have put into it or how much you think it is worth. The buyers determine your homes worth. You have to look at the housing market in your area and price your home based on the solds in your market area. If you do not price it right from the start buyers might not even look at the home because they know it is overpriced. That is why having a real estate agent is so important. The average discount from the original listing price? Ten percent, according to Trulia.com”….Sellers do not take it personally…put your emotions aside and remember that “The market couldn’t care less about your personal situation.” Unfortunately that is the hard truth!

Staged homes sell 50% faster and for 6-10% more money. It is important to start packing up the personal items in your home. You want the buyer’s to walk through and feel like “your” home could be their home! Here are some home staging tips from www.realestaging.blogspot.com

  • WORK ON YOUR ENTRANCE – Whether you are on a job interview, going on a first date or selling your home… first impressions matter. What buyers see on the outside starts to inform them on what to expect on the inside. So clean it up, touch up the paint, add plants and flowers… in general, make the buyer feel welcome.
  • CLEAR OUT CLUTTER – We think counter tops, cabinets, closets, garages, basements, and attics as storage spaces, but often they become clutter keepers. Purging out the old is not only therapeutic but allows a path for the new. Remember too much clutter distracts and obstructs buyers from seeing what you are selling. So clear it out.
  • LESS FURNITURE = MORE HOUSE – A room full of furniture can feel as cluttered as an accountants desk top during tax season. Removing all but what makes sense and is necessary will make the room fell bigger… plus it may free up a piece better used elsewhere.
  • LET THE LIGHT SHINE IN – Letting natural sunlight in always helps buyers SEE the home and its features. Draperies that are not open, or even when they are open still cover up a large portion of the window. Either way they can make a room feel closed-in and smaller. However, equally important is the fact that sellers may need to redirect a buyer’s attention from the view out the window. If that is the case, there are plenty of options today that downplay the outside but lets the light inside.

    The Allen real estate market is doing well. People are moving North because they can still enjoy the closeness of downtown Dallas BUT do not have to deal with everything that comes with living in a big city!     Allen home sales increased 8% from last year (Aug 2009) with an averaged sales price of $241,657 (up 1% from last year). The average days on market in Allen is 65 days.

    Mortgage rates hit record low in Dallas, TX

    • 30-year fixed-rate mortgage (FRM) averaged 4.49 percent with an average 0.7 point for the week ending August 5, 2010, down from the last week in July when it averaged 4.54 percent. Last year at this time, the 30-year FRM averaged 5.22 percent.

     

    • 15-year FRM  averaged a record low of 3.95 percent (1st week in August) with an average 0.6 point, down from the last week in July when it averaged 4.00 percent. A year ago at this time, the 15-year FRM averaged 4.63 percent.

Dallasnews.com wrote…”The Texas Education Agency today confirmed that Richardson ISD has earned a Recognized rating for 2010 under the Texas accountability system. This is the fifth consecutive year RISD has earned the rating. RISD is the largest, most diverse district in Texas to have achieved Recognized status for five consecutive years. Every RISD campus received a rating of Exemplary (42 schools) or Recognized (11 schools).”
