Foreclosures in Denver Colorado

As of February, one in every 417 homes in Colorado has received a foreclosure filing. In Denver alone, there are approximately 8,326 homes in foreclosure, which equates to about one in every 299 homes receiving a foreclosure filing. 67% of these homes are already at auction and 32% of these homes are owned by a bank. This is not surprising, considering 9% of the labor force in Denver is unemployed.

Foreclosed homes in Denver can range between an apartment for $3,000 to a four bedroom home for half a million dollars. Foreclosures are often listed at far below market value, though multiple offers usually up the final selling price of properties. Homes in Denver are currently being sold for an average of $98,434. This provides the opportunity for residents that have steady jobs to either invest in a property or buy their first home.

Since 2006, Colorado has consistently topped the nation’s foreclosure list. It is currently ranked ninth in the country for most foreclosures. The state launched a hotline in 2006 to provide counseling to residents at risk of losing their homes or in the process of doing so.

Despite grim statistics, there is hope for residents of Denver. As of January, foreclosure rates have fallen 3.2% since 2009 and 17.4% since 2008 according to the Colorado Department of Affairs. Denver has had one of the biggest improvements, with its rate falling 16.8% since 2009. Hopefully this is a permanent move in the right direction. Only time will tell.

With very low unemployment rates, natural scenic views, and an ever growing and robust economy, realtors have been expecting to see a spike in business for the last few years. In the last few months it has began. People from a lot of places all over the country are looking to buy a home in Denver. If you happen to be selling your home in Denver, CO, it is all about getting your home noticed first. This is the only way that you can attract potential buyers. You should do everything that you can to get positive attention. The first ways it is usually noticed that a home is for sale are through a realtor’s ad, the internet, and simply by the sign in the front yard. In order to have a better chance of selling your home you will need to stay on top of all of these to ensure that your home will get noticed.
Eighty percent of perspective home buyers will begin their search for a new home by going online. There are so many images and pictures online you will have to be sure that the pictures of your home are ones that will catch someone’s eye. Do everything that you can do to make your home appear inviting and cozy.
If you are looking to sell your home in Denver, be creative with your approach. You will have to gain attention before someone else does.
