HOME BUYER’S CASHING-IN IN CHOCTAW, OKLAHOMA!

First time home buyer’s and those that have not owned a home in the last 3 years are really making the most of the Federal First Time Home Buyer Tax Credit!  Several buyer’s that I have been working with are not only going to benefit from the tax credit but also local cities grants and state bond money.  What a remarkable year this will be for these home buyer’s.  One in particular is going to receive $7,500 from the tax credit and an additional $5,000 from the city grant!  This first time home buyer is the beneficiary of $12,500 dollars in real money!

If you have been waiting for some reason to purchase your first home or haven’t owned your own home in the last 3 years, WHAT ARE YOU WAITING FOR?  Get out there and find a great Realtor who will help you find a home that will work for you.  Do this before the deadline of November 30, 2009.  You must close on the house by the 11/30/09 deadline.  Your Realtor will tell you that you need to be under contract for this home no later than September 15th to insure that you do not miss this deadline.

EXPANSION OF FEDERAL TAX CREDIT TO ALL HOME BUYERS IN CHOCTAW?

In the last several day’s there has been discussion among the Feds about opening up the Federal First Time Home Buyers Tax Credit to include ALL home buyers, not just those who have not owned a home in the last 3 years. Several news outlets have ran stories regarding this.

There has been a push with several lawmakers to extend the tax credit to ALL buyers.  These lawmakers are in touch with active Realtors in their home areas who have told them that there is no shortage of first time home buyers at this point.  Where there is a real deficiency of buyers is in the Move Up sector.  We have also found this to be true in Oklahoma but not to the same degree as other parts of the U.S.   There are several     incarnations of extending the credit being discussed on Capital. Hill.

One such expansion bill would increase the credit to $15,000.00 and would include ALL buyers.  It would expire one year after the bill is voted into law.  The current tax credit expires after Nov. 30th 2009. Remember if you are a first time home buyer that has not yet found a home, don’t wait.  Under the current deadline you must close on your home prior to December 1, 2009 in order to benefit.  Don’t let the opportunity pass you by.

Bond Money & First Time Home Buyer Tax Credit

BOND MONEY & FIRST-TIME HOME BUYER TAX CREDIT
If you have not owned a home for 3 years you are considered a first time home buyer! If you have been thinking about purchasing a home now is the time to get serious with your search for a home. If you combine the up to $8,000 tax credit with bond money from OHFA for down payment assistance you could have a substantial amount of money contributed on your behalf. Don’t miss out on this great possibly once in a lifetime opportunity! .

For more information on Bond Money give me a call or send an email & I will put you in touch with lenders that are dealing with these programs right now. Bond Money does have requirements on income, mortgage amounts and area. Also bond money is limited, this year it is $31,000,000 and it is first come first served. Remember from our previous installments that your lender is the first step in looking for a home. They will help get you qualified for a house with a payment that is comfortable for you to live with. You don’t want to be chained to a too high house payment.

The tax credit can be claimed on a home that is purchased from 1/1/09 – 12/1/09. It is a credit of 10% of the sales price up to a max of $8,000. So if you purchased a home that cost at least $80,000 & owed two thousand dollars in taxes for 09, you would get a credit of $6,000 sent to you in a refund check. You just can’t beat it!

Finally good news in the new home sector. Sales were up 3.2%! that is very good news indeed!

EASTERN OKLAHOMA COUNTY WILDFIRES
What a night April 9th was. Many homes in our area suffered severe fire damage or were leveled by the fire. So many families have been displaced because of the devastation. The fire marshal has determined that these fires were deliberately set. I don’t understand how anyone can do this. It was quite a scary night, many of us were packed and ready to leave if we were ordered to evacuate. Our hearts go out to those who suffered loss.

HOME BUYER / SELLER SEMINAR
Our seminar participants were very informative on the entire real estate process. We had Chris with First Commercial Bank and Gina with First Mortgage talk about the lending side of the transaction. They delivered tandem talks about bond money, the tax credit, credit scoring as well as walking us through the process. Melody with Stewart Title in Midwest City, spoke about the title company’s role in the process, this is often an area that buyer’s and seller’s have very little knowledge of. She gave us a the highlights of what a title company’s role is in the process. Scott from Omega insurance in Choctaw spoke to us about what is involved in securing Home Owner’s Insurance. I want to thank everyone who participated as we could not have done it without you!

Oklahoma County Home Inventory

I have seen an upsurge in activity in pending and sold listings in our Eastern Oklahoma County area. It is really exciting to see that there are buyers out there ready to purchase a home. In the March 1, 2009 – March 31, 2009 time frame 72 homes went under contract/pending status! They ranged in price from $24,900 – $349,900. The current inventory available for sale is about 6.5 months of homes, which gives the buyer a slight edge.

Some sellers may be reducing their asking price because of the general belief that the real estate market is depressed. We have had none of the meltdowns in real estate values that the major cities on the East and West coasts, Phoenix, Las Vegas, etc. have seen. Our values here have actually risen modestly over the last year. This is very good news for both buyers and sellers.

Right now in the general Choctaw, Midwest City, Nicoma Park & Harrah area there are 38 homes that were built between 1990 & 2009 currently on the market. They range in price from a 3 bed 2 bath 2 car garage built in 1992 for $110,900 to a 4/2/2 built in 2006 for $159,900! There are several 08′s and a few 09′s listed for $149,500-$159,900! We will have what you are looking for! If you are thinking about buying a home, now is the time!

Home Renovation Pointers

We all love to put our stamp on our homes. Whether they are new construction or resale almost no one moves in and does nothing to make the house their own! I personally love the color red. I could have red everywhere and be very happy. Unfortunately most real estate buyers do not share my enthusiasm for red. Therefore the REALTOR in me has kept me from making the high dollar finishes in my kitchen so personal. I will let you in on a little secret – I may be breaking one of my cardinal rules in my own home: only use neutral paint colors. In these times of uncertainty a couple of coats of paint are not expensive and they can add a tremendous amount of enjoyment to a home. Soooooo I may be adding some personal, not so neutral colors to my own home soon!

You also may love black woodwork, pink & or navy carpet, wallpaper on all of your walls etc. etc. If you love these things and they make you happy great go for it! You need to keep in mind that it may be a distraction for the buyers that look at your home. As part of negotiations you may need to add a decorating allowance for the buyer or prepare yourself for added negotiation in general because of the choice of colors and finishes in your home. If your REALTOR® comes in and says “You really need to change this prior to commencement of showings,” then you may want to bite the bullet and change it to remove the negative prior to your home’s first crucial days on the market.

Really expensive special order sinks (above counter type bowls etc.), high end lighting fixtures (that translate into very personal taste), children’s rooms that are over the top in decorating, etc. can also pose problems for sellers and buyers.

Keep these things in mind while you are outfitting your home. Enjoyment of your own personal home is very important and I am not saying don’t do anything other than neutrals. Just keep these things in mind. Also If you know you will be moving in a short amount of time you may want to keep the pallet more neutral in your home & add color and personality in your furniture and accessories only.
