I found this article very informative from the Realtor Magazine today and wanted to pass it along.
Foreclosure can mean more than just a blemish to borrowers’ credit record–it can jeopardize their job too. Federal contractors and employees are finding a foreclosure can cost them their federal security clearance and ultimately their job. It can take years to restore a security clearance so they can work again too.

Many employees who have security clearances are required to report mortgage defaults and other financial issues to their company’s or agency’s security officer.

About 70 security clearance appeals involving foreclosures and other distress sales were reported from January 2006 through January 2010 by the U.S. Defense Department’s Office of Hearings and Appeals. Of those 70 cases, 62 clearances were revoked or denied, according to reports.

“Losing your security clearance is like losing your most marketable aspect for employment,” Travis John, a real estate broker, told the Orlando Sentinel.

David P. Price, a lawyer who specializes in security clearance cases, says he’s seen financial related security clearance problems double in recent years.

For borrowers at risk of foreclosure, they usually have more success at keeping their security clearance if they can prove that their mortgage was a sensible loan that did not overextend them at the time and also show they’ve tried to find a work-out solution, such as a short sale. However, Price says that even a short sale doesn’t put borrowers in the clear since it can take a long time to complete such transactions and increase the chance of a foreclosure.

The sky is cloudiest at 2pm, at which time it is 64% covered (partly cloudy) or cloudier half the time. The sky is clearest at 3am, at which time it is 35% covered (mostly clear) or clearer half the time. The sky is typically clearing in earnest by 11pm.

Precipitation

There is a 28% chance that precipitation will be observed at some point during the day. When precipitation does occur it is most often in the form of thunderstorms (65% of days with precipitation have at worst thunderstorms), slight rain (23% of days with precipitation have at worst slight rain), and moderate rain (10% of days with precipitation have at worst moderate rain). Precipitation is most likely around 5pm and least likely around 4am.

Wind

Sustained wind speeds typically vary from 4 mph to 11 mph over the course of the day. The peak sustained speed typically occurs around 4pm and is rarely outside the range 8 mph to 15 mph. Read this article today on how foreclosures have dropped for the seventh month in a row.  The article has some really good information so I wanted to share it.

Increased scrutiny of how lenders foreclose on Americans has dragged the repossession process out to unprecedented lengths, driving down the pace at which banks are taking back homes.

Big banks are taking longer not only to push borrowers into foreclosure, but also to move homeowners through each stage of the process than in previous years, according to a report by Irvine-based Realty Trac

The extended timelines have meant a reprieve for troubled borrowers. But economists said the delays could hold back a national housing rebound if foreclosures remain a significant part of the market for years to come.

In April, U.S. foreclosure activity fell for the seventh month in a row on a year-over-year basis to the lowest point in more than three years, RealtyTrac said. The sharp April drop was the result of the foreclosure-processing slowdown and not an indication of a housing rebound lifting people out of default, experts said.

“The banks have had to slow down and get more lawyers involved because of all of the fuss over the robo-signing scandal,” said Christopher Thornberg, principal of Beacon Economics, referring to the revelations last year that banks foreclosed on properties using faulty paperwork.

In Florida, the average foreclosure took 619 days in the first quarter, up from 470 a year earlier and nearly four times the average of 169 during the same period in 2007.

 Some economists are concerned that a slower foreclosure process will mean that the housing recovery will take longer to get going. Foreclosures tend to sell at a discount, and, when making up the bulk of sales in a market, give the perception that prices are falling. In addition, residential builders are struggling to compete with foreclosed homes. Home building has typically been an important boost to an economy exiting recession.

“Clearing this stuff out and getting this stuff over with is just essential, and so in the long run the faster these things can be resolved now, the better,” said Richard Green, director of USC’s Lusk Center for Real Estate. “That is the only point at which the market can resume normalcy.”

 ”If servicers foreclosed as quickly as they could, and they dumped all the properties on the market, you could get a downward spiral,” Eggert said. “As that happens, more and more borrowers go underwater and you could have a vicious cycle — just like the housing boom was fed by the perception that prices always go up, you could have a housing slump that is fed by the perception that prices always go down.”

How can I increase the value of my home before I list?

Sellers must up the ante to convince buyers that their property offers what they want most – top value for their dollar. Here are some quick fast fixes to increase your value.

1.   Clean out and organize closets. It is time to get sorting as to what you really need. Storage bins are at most home improvement stores and they are worth their weight in gold. Buyers want to visualize fitting their stuff in so all your closets should be half full.

2.   Update window treatments. Most buyers want to see the views and have more light in their new home. So it is time to get rid of the out dated drapes that darken the room. Want privacy – consider energy-efficient shades and blinds.

3.   Screen hardwood floors. Buyers favor wood over carpet, but refinishing is costly and time consuming. Screening cuts time and expense. It is a light sanding not a full stripping of color, then a coat of finish.

4.   Curb Appeal- This is the most critical!! We want the buyers to get out of their cars and into the house. Try to be objective, view your home from the street and check out the condition of the landscaping, paint, roof, shutters, front door, knocker, windows, house number, and even how window treatments look from the outside. Clean up any unneeded stuff that may be sitting around the house. Add a flower pot or two by the front door. Most stores are having specials this time of year. Every dollar spent on curb appeal is worth its weight in gold!!!!!!!!!!!!

5.   Painting- Paint is pretty cheap but adds alot of value to the buyers eye. It should be white or neutral. Soft colors “welcome”.

6.   Upgrade your bathroom or kitchen. Make it clutter-free and CLEAN. Update sinks and faucets. Look around and see what might need help to set an inviting tone. We want the buyers to want to cook and spend time in the kitchen.

7.   Hire a home inspector. This will be very impressive to the potential buyer. Fix problems before you list the home and save the receipts for all home repairs and improvements. This will show you are responsible sellers who care. Saves alot of time when offers do come your way.

8.  CLEAN and UNCLUTTER. Buyers want to visualize their stuff will fit in the home. I would recommend to buy several bins and pack anything that is not needed right now and store in your shed or garage or attic. Counter room is a must in the kitchen. Well kept clean houses show you care.

9.  Carpets. Have your carpets cleaned by a professional company. It is best to elimate spots ahead of time so the buyers don’t have to wonder if they will come clean or not.

One more great reason is we have a great restaurant at our newly opened  fishing pier in Titusville.  It is so relaxing to be able to sit on the river and enjoy the afternoon breeze. The new  pier is a great way to get together with friends to go fishing, shrimping, quick bite to eat, listen to music, take a walk, have a drink at the Tiki Bar, and much much more. My friends like to walk across the new bridge nightly for exercise with a view!!  We actually have several parks along the river where you can take walks or just hang out.
