Criteria
*Resident Selection Criteria*
All adult applicants 18 years of age and older must submit a fully
completed, dated and signed residency application. *Applicant must provide
proof of identy. No application fee *unless applicant has not lived in the
Sarasota or Charlotte county area for at least 5 years. Applicant may be
required to be approved by a Condo/Home owners association and may have to
pay an additional application fee or an additional security, damage
deposit.
Applicants must have a combined monthly income that is three times the
monthly rent. A minimum of two years verifiable residential rental or
ownership history is required with good rental references. All sources of
income must be verifiable.
Cival court records must not contain evictions with in the last 5 years.
Criminal records must contain no convictions for misdemeanors for crimes
containing violance, assault or battery, drugs, firearms, felonies with in
the past 7 years and no sexual offences ever. In the event a record comes
back “Judication withheld”, “Nolle Prosse” or “Ajudication deferred”,
further documentaion may be required and applicant may be denied on this
basis.
No pets are permitted (With the exception of medically necessary pets for
the benefit of the occupants) with out specific written permission of the
landlord in the lease document, an addendum to lease, a non refundable pet
fee acceptable to landlord, and/or an additional pet deposit or an
additional security deposit. Fees and deposits are waived for a medically
necessary pet(s).
Applicants will be required to pay a security deposit at the time of lease
execution in a minimum of one months rent. The number of occupants must be
in compliance with HUD standards/guidelines for the applied unit.
*Any exceptions to our companies critera will need to be submitted in
writing to the rental agent for presentation to the landlord for
consideration. If approval is then given for such exceptions, additional
security, co-signers and or additional advance rent payments may be
required.
