			<content:encoded><![CDATA[<p>The Senate has passed a bill to give homebuyers another three months  to<br />
close on their homes and receive tax credits up to $8,000. The Tax<br />
Extenders Bill would apply to homebuyers who met the April 30, 2010<br />
deadline with a signed contract to purchase a new or existing  primary<br />
residence. The amendment would extend the deadline to September 30,  2010<br />
for homebuyers to close on their real estate transaction. The  previous<br />
deadline was June 30, 2010. The bill now goes to the House of<br />
Representatives, where it is expected to pass.</p>
<p>The National Association of Realtors estimates that as many as  180,000<br />
homebuyers have qualified for the tax credit and met the contract<br />
deadline of April 30, 2010, but might not be able to close their<br />
transaction by the June 30, 2010 deadline due to the sheer volume of<br />
loan applications in the pipeline.</p>

first-time buyer tax credit but who are still planning the purchase  of<br />
their first home, continue to have a wealth of opportunities in  today&#8217;s<br />
marketplace. A few smart steps can save first-time buyers thousands  of<br />
dollars. Here is a look at some of the ways how:</p>
<p>*1. Don&#8217;t buy if you don&#8217;t plan to stay*<br />
If you can&#8217;t commit to remaining in one place for at least a few  years,<br />
then owning is probably not for you, at least not yet. With the<br />
transaction costs of buying and selling a home, you may end up  losing<br />
money if you sell any sooner &#8212; even in a rising market. When prices  are<br />
falling, it&#8217;s an even worse proposition.</p>
<p>*2. Start by shoring up your credit*<br />
Since you probably will need to get a mortgage to buy a house, you  must<br />
make sure your credit history is as clean as possible. A few months<br />
before you start house hunting, get copies of your credit report.  Make<br />
sure the facts are correct, and fix any problems you discover.</p>
<p>*3. Choose carefully between points and rate*<br />
When picking a mortgage, you usually have the option of paying<br />
additional points- a portion of the interest that you pay at  closing- in<br />
exchange for a lower interest rate. If you stay in the house for a  long<br />
time- say three to five years or more- it&#8217;s usually a better deal to<br />
take the points. The lower interest rate will save you more in the  long run.</p>
<p>*4. Hire a home inspector*<br />
A home inspector can let you know if you&#8217;re about to buy a lemon of a<br />
house or warn you about potential problems. At best, you can move  into<br />
the house confident that it&#8217;s in good shape; at worst, the  inspector&#8217;s<br />
report can let you back out of the deal if the house has major,<br />
unexpected problems. Most typically, the home inspection can allow  you<br />
to negotiate the home price to account for necessary repairs.</p>
<p>*5. Get professional help*<br />
Even though the Internet gives buyers unprecedented access to home<br />
listings, most new buyers (and many more experienced ones) are  better<br />
off using a professional agent. Look for an exclusive buyer agent,  if<br />
possible, who will have your interests at heart and can help you  with<br />
strategies during the bidding process.</p>
<p>*6. Bonus Tip: Be patient*<br />
Buying a home is one of the largest purchases most people will make  in<br />
their lifetime. The key to avoiding buyer&#8217;s remorse is to be  completely<br />
comfortable before signing on the dotted line.</p>

			<content:encoded><![CDATA[<p>RISMEDIA, May 5, 2010&#8212;Pending home sales increased again in March<br />
2010, affirming that a surge of home sales is unfolding for the  spring<br />
home buying season, according to the National Association of  Realtors®.<br />
The Pending Home Sales Index (PHSI) forward-looking indicator based  on<br />
contracts signed in March, rose 5.3% to 102.9 from 97.7 in February,  and<br />
is 21.1% above March 2009 when it was 85.0; this follows an 8.3%<br />
increase in February. The data reflects contracts and not closings,<br />
which usually occur with a lag time of one or two months.</p>
<p>Lawrence Yun, NAR chief economist, said favorable affordability<br />
conditions have been working with the tax credit. &#8220;Clearly the home<br />
buyer tax credit has helped stabilize the market. In the months<br />
immediately following the expiration of the tax credit, we expect<br />
measurably lower sales,&#8221; he said. &#8220;Later in the second half of the  year,<br />
and into 2011, home sales will likely become self-sustaining if the<br />
economy can add jobs at a respectable pace, and from a return of  buyer<br />
demand as they see home values stabilizing.&#8221;</p>
<p>The PHSI in the Northeast declined 3.3% to 75.1 in March but remains<br />
27.2% higher than March 2009. In the Midwest the index increased  1.2% to<br />
98.9 and is 18.5% above a year ago. Pending home sales in the South<br />
jumped 12.7% to an index of 121.2, which is 28.3% higher than March<br />
2009. In the West the index rose 1.9% to 99.9 and is 8.8% above a  year ago.</p>

<p>&#8220;Another encouraging sign is the improvement in the availability for<br />
jumbo and second-home mortgages,&#8221; Yun said. &#8220;As bank balance sheets<br />
strengthen, it is just a matter of time before lending of<br />
non-government-backed mortgages steadily opens up.&#8221;</p>
<p>The National Association of Realtors, &#8220;The Voice for Real Estate,&#8221; is<br />
one of America&#8217;s largest trade associations, representing 1.1  million<br />
members involved in all aspects of the residential and commercial  real<br />
estate industries.</p>
<p>The Pending Home Sales Index is a leading indicator for the housing<br />
sector, based on pending sales of existing homes. A sale is listed  as<br />
pending when the contract has been signed but the transaction has  not<br />
closed, though the sale usually is finalized within one or two  months of<br />
signing.</p>
<p>The index is based on a large national sample, typically representing<br />
about 20% of transactions for existing-home sales. In developing the<br />
model for the index, it was demonstrated that the level of monthly<br />
sales-contract activity parallels the level of closed existing-home<br />
sales in the following two months. There is a closer relationship<br />
between annual index changes (from the same month a year earlier)  and<br />
year-ago changes in sales performance than with month-to-month  comparisons.</p>
<p>An index of 100 is equal to the average level of contract activity<br />
during 2001, which was the first year to be examined as well as the<br />
first of five consecutive record years for existing-home sales.</p>

			<content:encoded><![CDATA[<p>RISMEDIA, January 30, 2010-(MCT)-If your idea of a dream retirement home is a luxury contemporary overlooking a championship golf course in the desert, you better be prepared for some mighty small block parties: When it comes to retirement living, golf courses are out.</p>
<p>And Arizona and Florida aren&#8217;t the only retirement-relocation hot spots these days. In fact, North and South Carolina now top the preferences of baby boomers who will be retiring in the next decade, according to a survey to be released from home builder Del Webb. &#8220;How times have changed when it comes to the golf course,&#8221; said Paul Cardis, chief executive of AVID Ratings Co., a survey research firm. His recommendation to builders: Eliminate it. Bike paths and walking trails are the new greens and fairways.</p>
<p>Blame it all on the economy. The recession has taken its toll not only on nest eggs but also on the traditional concept of a retirement home. That&#8217;s the message that attendees at the International Builders Show received in a number of presentations and seminars.</p>
<p>Downsizing is a trend that is taking hold among all housing consumers, but it is particularly evident among the 55-plus crowd that includes the older baby boomers. And that downsizing includes housing aspirations in retirement. While &#8220;warmer climate&#8221; was the reigning factor in choosing where to retire in the first boomer survey Del Webb conducted in 1996, today &#8220;cost of living&#8221; is the most important consideration on where to locate. Although Florida, Arizona and California remain Top 10 retirement destinations, the trend is giving other states a chance to draw even more retirees.</p>
<p>Despite the broadening of potential destinations, baby boomers&#8217; desire to move in retirement has remained relatively stable over the years. Between 30-40% plan to move to a new home in retirement, about the same as in 1996, and half of those plan on moving to a new state.</p>
<p><strong>What older buyers want in homes</strong><br />
What kind of houses will be in demand among those 55 and older? According to a consumer survey conducted by the National Association of Home Builders, the most important design features that 55-plus buyers want in their homes center on the practical:</p>
<p>-Washers and dryers in their units<br />
-Storage space<br />
-Windows that open easily<br />
-Garage-door openers<br />
-Easy-to-use thermostats<br />
-First-floor master bedrooms<br />
-Private patios<br />
-Porches<br />
-Attached garages<br />
-Bigger bathrooms</p>
<p>A lot of the more popular features in new homes these days don&#8217;t appeal all that much to older buyers:<br />
-Island work areas<br />
-Separate showers<br />
-Private toilet compartments<br />
-Sun rooms<br />
-Woodburning fireplaces<br />
-Exercise rooms</p>
<p>But a number of items that home buyers don&#8217;t find to be of much interest are much more popular with older buyers:<br />
-Bathroom aids such as grab bars<br />
-Kitchen aids<br />
-Light home-repair services<br />
-Outdoor maintenance services<br />
-An entrance without steps<br />
-Accessible public transportation<br />
-Wider doorways<br />
-Nonslip flooring</p>
<p>Among technology features, older home buyers tend to act like younger buyers when it comes to the basics: Both groups have a preference for security systems, energy management, structured wiring and lighting controls. But older buyers had little use for home theaters, distributed audio or home automation, more-expensive items that younger buyers do like. &#8220;These older buyers are frugal, probably on a fixed income and so expensive tech items are not that big on their lists,&#8221; said Rose Quint, the NAHB assistant vice president for survey research.</p>
<p>The emphasis on services related to home and community is an important one that cuts across many age groups, said John Migliaccio, director of research at MetLife&#8217;s Mature Market Institute, which surveys consumers and builders on retirement issues. &#8220;Very telling is that the younger group of mature consumers reported enthusiastically that they want services like home maintenance and repair as part of their next home purchase, along with services usually connected to older householders, such as housekeeping, onsite health care and transportation,&#8221; he said.</p>
<p>According to Migliaccio, all of those items were ranked higher than the desire for social activities by this group-a surprise given that social activities and amenities have been thought to be valued highly by this group. He said the data support an emerging trend among builders to look for ways to partner with providers of such services to the residents of their active adult/lifestyle communities.</p>
<p>Migliaccio also predicted that universal design-which includes features such as wider hallways, lever-handled doors, roll-in showers and no-stair entries-will catch on as baby boomers watch their own parents age. &#8220;The boomers are going to see their own parents age without it and they won&#8217;t like what they see,&#8221; he said.</p>
<p>The 55-plus age group represents 38% of all U.S. households and is projected to rise every year to be almost 45% of households by 2019. And that group has high homeownership rates: while the U.S. as a whole has about a 67% ownership rate, those 55 to 74 own homes at an 80% clip. &#8220;Most buyers in this market are looking for an easy-living lifestyle. They would like easy access to services that will free up their time from maintenance both inside and outside their homes,&#8221; said Mike McGowan, a 50-plus builder from Binghamton, N.Y. and chairman of the National Association of Home Builder&#8217;s 50-Plus Housing Council. &#8220;This data tells builders that the homes they build for older active adults will remain attractive to the consumers who will be entering that market for the foreseeable future.&#8221;</p>

What many Americans might not realize is that a recent expansion of the buyer tax credit has created an equally desirable opportunity for existing homeowners.</p>
<p>This past November, Congress elected to expand the home buyer tax credit to repeat buyers after seeing the success the temporary financial incentive had on the housing market and overall economy. As a result, current homeowners who will have lived in their home for 5 consecutive years out of the last 8 may now be eligible to receive a $6,500 tax credit.</p>

Weichert, president and founder of Weichert, Realtors, one of the nation&#8217;s largest independent real estate companies. &#8220;Not only can you receive a large sum of money from the government, you&#8217;ll also likely purchase your next home for less money and at a lower interest rate than you could have in years past or years to come.&#8221;</p>
<p>To qualify for the tax credit, the repeat buyer must have signed a binding contract by April 30, 2010 and close on the home by June 30, 2010. Tax credit eligibility is subject to income limits, $125,000 for single buyers and $225,000 for couples. In addition, the sale price of the home being purchased can not exceed $800,000.</p>
<p>There is no requirement that existing homeowners must have sold their home to be eligible for the $6,500 tax credit. However, Weichert encourages existing homeowners who want to benefit from this incentive to move quickly, particularly those who prefer to first sell their current home before purchasing a new one.</p>
<p>&#8220;Typically, it takes three months or longer to sell a home. That&#8217;s why it is critical repeat buyers put their home on the market right away. Otherwise they might not leave themselves enough time to both secure a buyer for their current house and find a new home by the April 30 deadline,&#8221; added Weichert.</p>

			<content:encoded><![CDATA[<p>Effective February 1, 2010 the Department of Housing and Urban Development (HUD) will relax FHA rules that prohibit insuring mortgages on homes that are owned by the seller for less than 90 days &#8211; a move that could help expedite the rehabilitation and resale of foreclosure properties.</p>
<p>In a housing market where tighter lending requirements have made FHA financing the only option for some buyers, this 90-day policy has (1) kept some homebuyers from being able to purchase affordable homes and (2) prevented the quick resale of foreclosed properties, which affects the ability of communities to stabilize and rebuild.</p>
<p>Research has shown that the buying, fixing, and reselling of foreclosed properties is often achieved in less than three months time.<br />
<strong><br />
The temporary waiver, which will expand access to FHA mortgage insurance to many, will be in effect for a period of one year, unless extended or withdrawn by the FHA. With this in mind, now may be an excellent time to contact clients who have recently purchased a foreclosed property and those who may be on the fence about purchasing a foreclosure as a short-term investment.</strong></p>
<p>&#8220;FHA borrowers, because of the restrictions we are now lifting, have often been shut out from buying affordable properties,&#8221; said FHA Commissioner David H. Stevens. &#8220;This action will enable our borrowers, especially first-time buyers, to take advantage of this opportunity.&#8221;</p>
<p>To ensure FHA borrowers are protected from inflated prices, the policy has certain restrictions, including:</p>
<ul type="disc">
<li>All transactions must be arms-length and there can be no identity of interest between the buyer and seller.</li>
<li>If the sales price of the property is 20 percent or more above the seller&#8217;s acquisition cost, the lender must meet specific conditions for the waiver to apply.</li>
<li>The waiver is limited to forward mortgages, and cannot be used under the Home Equity Conversion Mortgage (HECM) purchase program.</li>
</ul>

			<content:encoded><![CDATA[<p>Recent headlines pointing to the detriments of reverse mortgages aren&#8217;t getting the story straight. One of the nation&#8217;s leading reverse mortgage lenders, Generation Mortgage Company, wants to separate fact from fiction.</p>
<p>&#8220;Because so many Americans over the age of 62 are facing significant financial stress due to dropping retirement and savings account balances, as well as higher healthcare costs, many groups are targeting seniors under the guise of helping them,&#8221; said Scott Peters, CEO and President of Generation Mortgage. &#8220;HECM reverse mortgages are Federal Housing Administration-insured products and are heavily scrutinized by regulators and legislators looking to protect seniors&#8217; best interests. As a result, more than 600,000 American seniors have obtained reverse mortgages that have enriched their lives by allowing them to stay in their homes and pay off their bills.&#8221;</p>
<p><strong>The top 9 most common reverse mortgage myths include: </strong></p>
<p><strong>Myth: If I take out a reverse mortgage the lender will own my home.<br />
Fact:</strong> False. Homeowners still retain title and ownership to their homes during the life of the loan, and can choose to sell the home at any time. As long as the house is maintained and property taxes and homeowners insurance are paid, the loan cannot be called due.</p>
<p><strong>Myth: My children will be responsible for the repayment of the loan.<br />
Fact:</strong> False. Reverse mortgages are non-recourse loans. That means, if the property is sold to pay-off the loan when the homeowner passes away or decides to leave the home for other reasons, there will be no mortgage debt for the family and heirs to repay. The maximum amount owed is the current market value of the house. If the homeowner&#8217;s heirs want to keep the home, they would pay the balance in-full to the reverse mortgage lender.</p>
<p><strong>Myth: I can&#8217;t get a reverse mortgage if I have an existing mortgage.<br />
Fact:</strong> False. With enough equity, you may be able to pay off your existing mortgage or other debt with the reverse mortgage. The reverse mortgage must be in a first lien position, so any existing mortgage must be paid off. Seniors who take out reverse mortgages are free to do anything they want with their reverse mortgage proceeds. Paying off an existing mortgage is the number one reason most seniors take out a reverse mortgage.</p>
<p><strong>Myth: Only low-income seniors get reverse mortgages.<br />
Fact:</strong> False. Although some seniors may have a greater need than others for the monthly proceeds or lump sum funds reverse mortgages offer, most simply prefer to be free of monthly mortgage payments. Without monthly mortgage payments, many homeowners find they can maintain their existing quality of life and build their savings to help with future expenses. A growing number of people who have no immediate need are taking out these loans so that they have a financial cushion for future expenses.</p>
<p><strong>Myth: If I outlive my life expectancy, the lender will evict me.<br />
Fact:</strong> False. Reverse mortgage lenders put no time limit on how long seniors can stay in their homes. Since homeowners still own the property, lenders cannot evict them, provided they follow the program guidelines.</p>
<p><strong>Myth: There are no objective advisors available to seniors trying to decide if a reverse mortgage suits their needs.<br />
Fact:</strong> False. Borrowers are required to work with independent, third party counselors approved by the U.S. Department of Housing and Urban Development (HUD) in their local communities. This educational session helps them make the right decision for their unique situations.</p>
<p><strong>Myth: There are restrictions on how reverse mortgage proceeds may be used.<br />
Fact:</strong> False. There are no restrictions. The cash proceeds from the reverse mortgage can be used for virtually any purpose and borrowers should be cautious of lenders attempting to cross sell other products. Many seniors have used reverse mortgages to pay off debt, help their kids, make ends meet or to have a financial reserve.</p>
<p><strong>Myth: Reverse mortgage lenders take advantage of seniors.<br />
Fact:</strong> False. Seniors who have been victims of reverse mortgage lending schemes are extreme exceptions and typically victims of unsavory lenders. As a consumer, you should only work with lenders who are Better Business Bureau and National Reverse Mortgage Lenders Association (NRMLA) members and adhere to those organizations&#8217; strict Code of Ethics and Standards for Trust.</p>
<p><strong>Myth: I&#8217;ve heard I won&#8217;t qualify for a reverse mortgage because of my limited income.<br />
Fact:</strong> Unlike a traditional mortgage where mortgage payments must be made each month, a reverse mortgage pays you. Because of this, many seniors who do not qualify for traditional financing are eligible for a reverse mortgage.</p>

In many ways it can offer a deeper reflection of the character of a person than can any other indicator. On one side is the borrower with a high score, perfect trade ratings and no public records or collections. On the other side is the borrower with the rolling delinquencies, repossessions and collections. Quite often when spouses enter in to a marriage from both sides of the spectrum the end result is divorce.</p>
<p>If you have gone through-or are considering-a divorce, take a close look at the issues involving your credit. Pay attention to the status of your credit accounts. If you maintained joint accounts during your marriage, it is important to continue to pay the regular required payments. As long as there is an outstanding balance on your joint account, both you and your spouse are responsible for payment. Generally, any debt incurred by your spouse is also your responsibility, regardless of whose name is on the account.</p>
<p>If you are contemplating separation or divorce, you may wish to contact your creditors in writing to ask that they close your joint accounts (or accounts where your spouse is an authorized user). The creditor cannot close a joint account because of a change in marital status, but they may close a joint account at either spouse&#8217;s written request. The creditor does not have to change a joint account to an individual account, and may ask you to reapply for a credit account as an individual and then, on the basis of your application, extend or deny you credit.</p>
<p>Consulting an attorney regarding these sensitive matters is always prudent.</p>
