Prudential Carruthers Realtors, Ocean City Maryland

Regional Vice President, 2007- 2009

Overseeing and managing the operations of five offices on Maryland’s Eastern Shore.  Responsible for the supervision of four sales managers and staff.  Trained the managers in recruiting, contracts, financing and developing their offices to be a profitable operation. This company in 2006 had less than 2% market share by the end of 2008, the company was over 15% market share.  Developed training programs for sales associates and staff.  Conducted many training seminars regarding listings agreements, sales contracts and settlement procedures. Responsible for bringing in trainers for sales associates. Implemented Brian Buffini “100 days to greatness”

REMAX Premier Properties, Ocean City Maryland 

Broker/Owner, 2004 – 2007

Opened April 1, 2004 with no agents. Recruited sales associates and trained sales associates. Hired all the staff to work with sales associates and manage the offices. This company became one of the most successful real estate offices in Ocean City by 2006.  By April 2007, company had over 100 sales associates in three locations in Ocean City market. Developed and motivated numerous sales teams to be successful in a second home/resort market. Examined and evaluated prospective commercial and residential properties for development. Wrote and implemented a Policy and Procedure Manual for company.  Conducted training seminars for sales associates on Listing and Sales Agreements.  With facing the challenging real estate market at the end of 2006, addressed the policies of REMAX Premier Properties and made adjustment in order to maintain the sales associate production. Sold company to an investor in Oct 2006.

Moore, Warfield and Glick Realtors, Ocean City Maryland 

Sales Manager, 1998 to 2004

Sales manager when MWG purchased my company (Resort Real Estate Specialists) in 1998.  MWG had two locations in Ocean City, 150 sales associates, one of the largest independent real estate companies in Maryland.  Company had over 3200 weekly rental units.  During summer season conducted “Buyer Seminars” every Tuesday from 10-noon.  This program was to educate potential purchasers on the advantages of owning a resort rental property by explaining the income and expenses of owning income producing properties. This program was successful in bringing any potential purchasers into the office every Tuesday throughout the summer season.  By implementing these seminars the sales associates were able to obtain many potential leads every week.  Training and recruiting along with motivating sales associates were some of the main objectives of my position.  I reported directly to the owners.  Conducted weekly training classes on sales agreements and listing contracts and the many different addendums that were necessary. Training of the sales associates was a major part of MWG policy.  Worked closely with the developer, Thomas Ruark, on a 95 lot residential project, Lighthouse Sound Golf Community near Ocean City.  Developed a marketing plan and motivated and trained a sales team for this successful project.  Purchased and built my own home in this community.  Lot prices from $200k and up to $1 million.

Selected and managed a sales team to sell a 56 unit condominium “Adagio”. Building was started in spring 2000 sold out prior to completion in 2001.

Resort Real Estate Specialist, Ocean City Maryland 

Broker/Owner, 1996 to 1998

Purchased a company, English Realty in 1996 and renamed it Resort Real Estate Specialist.  I took a real estate company and grew the company to a successful sales office and Rental Company.  Upon selling to MWG, I had 55 sales associates and over 1000 rental units in the Ocean City/Ocean Pines market

I started my real estate career with this company as a rental agent, then rental manager, then Sales Manager.  Developed the rental department and recruited for the sales department.  Later I was involved in the training and recruiting of sales associates.
