I understand the groundhog did not see his shadow last week, so spring is around the corner!  As we endure the last few weeks of winter here in Utah, here are the real estate market summary reports for Tooele and Salt Lake Counties for January.  I am including last year’s numbers as well so you can compare them to this year’s.

August 2010 Market Summaries for Tooele and Salt Lake Counties

Hello Everyone!
I think I am beginning to feel fall in the air this week and have noticed some of the leaves are turning on some trees and bushes.  The market is still slow since the federal tax credits expired, but I am glad that the market will now be able to recover without any outside “stimulation” from the government.  It will be slow going for a while, but it will come back.  As children go back to school, the market will pick up a bit as people return to their routines!   I have received a request to include the Absorption Rate, which is simply the number of homes on the market divided by the number of homes sold.  The Wasatch Front Regional Multiple Listing Service reports this in the following increments:  2 month, 3 month, 4 month, 5 month, 6 month, and twelve month.  I will include the 2 and 3 month numbers in this report.  Here is the sales information for Tooele and Salt Lake Counties for August 2010:

July Real Estate Market Summaries for Tooele and Salt Lake Counties

Happy August!
 
As I prepared the latest real estate market summaries to send out to you, I couldn’t help but think that since the federal tax credits have ended the market is now trying to make a real recovery, which is going to take a bit of time.  The real estate market has been sustained by these tax credits over the past couple of years so it hasn’t had to make its own recovery.  Now it is doing so, so the market is taking longer to stabilize than those in the industry had hoped.  
 
I hope that the industry will stabilize quickly and turn around so that homeowners everywhere can maintain the equity in their homes.  However, the declining prices makes good news for buyers as home prices continue to decrease, becoming more affordable, and the mortgage interest rates have been at historic lows.  I have heard of people locking interest rates at 4.25% for a 30 year fixed loan in the last little while. 
 
Only time will tell how long the market recovery will take.  Here are the July market summaries:

The past year the market has been edging downward, but we are beginning to see some promising statistics for Tooele and Salt Lake Counties.  Typically the State of Utah lags behind what the national housing market does, and Tooele County lags behind what Salt Lake County does.  As we have been hearing positive reports coming from across the country, I am very optimistic for this year!  We are beginning to see signs of life returning to our markets!  This is great for sellers, but not as good for buyers.  Here is the information from last month’s real estate transactions:

P.S.  I received loan rate information today that showed that rates are back down around 4 7/8% for a 30-year fixed rate mortage.  It is a great time to buy a home or refinance your loan!

Tooele Utah – Now is the Time to Buy Your New Home!

As industry analysts are watching markets on the east coast of the United States begin a slow recovery, the Tooele market is perfect for someone wanting to buy a new home.  Tooele home prices have come down so there are many affordable homes and you get more bang for your buck.  The interest rates have dipped below 5% for a 30-year fixed mortgage, and the government is offering various incentives to help people become home owners. 

Through November 30, 2009, there is still the federal income tax credit of $8000 available to first time home buyers.  A first time home buyer is anyone who has not owned a home in the past 3 years.  The State of Utah is offering another $4000 grant for anyone who purchases a brand new home (never been occupied before).  This grant is available on a first come, first served basis, and when they are gone…well they are gone.

With the average days on market remaining high, there are many homes to choose from and soon the inventory will begin to decrease, so NOW is definitely the time to look into home ownership.  No one will know when we have “hit the bottom” price wise until the prices begin to rise again, and by that time there will be fewer homes to choose from.

There is still time to purchase a home before the federal tax credit disappears, so if you are interested, please contact me asap so we can find you your own piece of the American dream…your very own home.
