Average Sales Price:  $162,230.44
Average Price Per Square Foot: $59.45
Average Days on Market:  173
Tooele County

Number of Homes Sold:  39
Average Sales Price:  $150,722.18
Average Price Per Square Foot:  $65.63
Average Days on Market:  105
The Tooele County Absorption Rate report shows we have approximately 5 months of inventory when you include sold and under contract listings together in the equation.  If the under contract listings are included with the active listings, the absorption rate increases to about 11months of inventory.

The absorption rate for Salt Lake County is approximately approximately 3 1/2 months of inventory when you include sold and under contract listings together in the equation.  If the under contract listings are included with the active listings, the absorption rate increases to about 7-8 months of inventory.

Tooele Makes Top 25 List of Cities & Towns!

An article was recently brought to my attention that touted Tooele, Utah, as one of the top 25 cities and towns that best express our national values.  This article was published in the May 2009 issue of Newsmax.  The list was compiled by Peter Breenberg, author of numerous New York Times best-selling books about travel and the travel editor of NBC’s Today show.  Tooele was listed as #23 because of its low property taxes and job growth from 2000-2007.  It reported that “job growth was 123.5% compared with a national average of about 16 percent.” 

The article continued that despite the huge job growth rate, the population remains around 29,000 people so it maintains its Americana feel.  I submit that Tooele is also an attractive place to raise a family as homes are typically $20,000-$30,000 less than comparable homes in the Salt Lake Valley which makes them more affordable for young families.   Contrary to the belief of some, Tooele is a short 30 minute drive from Salt Lake City, and the traffic is not near as heavy as you travel!  If you are looking to find a home for your family, give me a call!

Tooele Utah – Now is the Time to Buy Your New Home!

As industry analysts are watching markets on the east coast of the United States begin a slow recovery, the Tooele market is perfect for someone wanting to buy a new home.  Tooele home prices have come down so there are many affordable homes and you get more bang for your buck.  The interest rates have dipped below 5% for a 30-year fixed mortgage, and the government is offering various incentives to help people become home owners. 

Through November 30, 2009, there is still the federal income tax credit of $8000 available to first time home buyers.  A first time home buyer is anyone who has not owned a home in the past 3 years.  The State of Utah is offering another $4000 grant for anyone who purchases a brand new home (never been occupied before).  This grant is available on a first come, first served basis, and when they are gone…well they are gone.

With the average days on market remaining high, there are many homes to choose from and soon the inventory will begin to decrease, so NOW is definitely the time to look into home ownership.  No one will know when we have “hit the bottom” price wise until the prices begin to rise again, and by that time there will be fewer homes to choose from.
