Tips for Sparkling Windows at your Pembroke Pines Home

Monday, November 15th, 2010

Washing windows could be a long and tedious chore. But with the right tools and the use of some tricks you’ll have your windows sparkling in no time. Here is some expert advice:

- When washing windows leave streaks on the windows: Use a window-washing squeegee with a smooth, soft rubber edge. Or use crumpled-up black-and-white newspaper avoiding the color sections. Dry a 1-inch strip at the top or side of each window and always start your squeegee there—starting on dry glass is one key to avoiding streaks.

- When  dust pills up quikly on blinds: Use an antistatic spray to keep them from being dust magnets. Use products with Static Guard on the window blinds right after you clean them.Wash with a bleach-detergent solution. Black or gray mildew spots on wooden frames can be cleaned for good by mixing 2 ounces of household bleach and 1 ounce of laundry detergent in a quart of water. Wear rubber gloves to protect your hands, sponge the solution on the spots, let it sit for ten minutes, and then rinse thoroughly with clean water.

- When there’s mildew on the window frames: Wash with a bleach-detergent solution.

- When the outside windowsills get dirty quickly: Your exterior windows are exposed to the elements; therefore they are subject to collecting a lot of dirt. The simple way to keep your sills clean is to wipe on a coat of clear floor wax to protect them.

- When the shades are filthy: Dust shades regularly with a soft cloth, a duster such as the Swiffer, or the dusting brush on your vacuum. Be sure to dust both sides of the shades. If they’re stained or spotted, it’s time for a real cleaning. Though you can wash them in place with a drop cloth over the floor and furniture, it’s best to remove the shades. Place one shade at a time across a worktable covered with a plastic sheet or shower curtain. Wash vinyl shades using a sponge and a solution of 1⁄4 cup white vinegar in 1 quart (1 liter) of warm water. Washing them in the bathtub is even easier. Run some warm water in the tub, add a squirt of dishwashing liquid, and wipe each side with a large sponge. To rise, dunk them in clean water or hold them under the shower. Then wipe with a clean, soft cloth. Many fabric shades can also be washed, but take a close look at the care constructions before washing them.

- When windows get dirty too fast: If the interior glass surface of your windows gets dirty unusually fast, you may need to change the filters on your furnace or air conditioner. Modern airtight homes trap more dust, pollen, dander, and other particles inside than ever before. Furnace and air-conditioner filters help trap that dirt and also extend the life of your appliances. Filters should be changed every month or two or anytime you can’t see light through the filter when you hold it up to a light.

- When secondhand smoke gets to the windows:
To remove nicotine film or other grime from windows, you need ammonia and lemon scent. The ammonia will cut through the grime, and the lemon scent will leave your house habitable. Mix 1 cup of lemon scented ammonia in 21⁄2 gallons (9.5 liters) of water and use this solution to clean the windows.

- When the screens are filthy: The best way to clean window screens is to remove them from the window and wash them outside with a hose. Using abroad, soft-bristled brush, scrub both sides of the screens with warm to hot water and lemon-scented dishwashing detergent. Pick up the screen by its edges, hold it at an angle so most of the screen surface is facing the ground, and rap one edge lightly against a firm surface. This will shake loose any dirt. Rinse with water and air-dry thoroughly before reinstalling to avoid oxidation.

One last advise: Don’t wash windows or shades in direct sunlight, because quickly dried glass or vinyl is more susceptible to spots. Wash everything on the shade, during evenings or on cloudy days. Careers you can do From your Pembroke Pines home

Monday, November 8th, 2010

Working from your beautiful Pembroke Pines home can be a great career option for people with all kinds of skillsets and lifestyles. You can set your own hours and even work in your pajamas. Here are some of the careers you can do from home:

Accounting/FinanceThe failure of some big banks does have a silver lining for accounting and finance majors since more regulations and increased transparency mean more work for accountants. You may be able to work as a consultant giving advise to clients, the key is to keep yourself updated on the latest laws and regulations. To start, an associate’s degree in accounting/finance can get your foot in the door of this rapidly expanding industry.

Personal Chef – If cooking is your passion, becoming a personal chef may just be the job for you. This job can mean that you cook a week’s worth of meals in a client’s home, for instance, or you can look at delivering gourmet meals. With today’s high-pressure jobs and families where both parents work full time, this type of service is becoming more desirable, particularly in urban areas. Be sure to understand local regulations regarding the kitchen you prepare the food in; many states require you to have a kitchen separate from your home, and may inspect for health code adhesion.

Birthday Party Planning – If you talk to any parent, they’ll tell you: planning a birthday party is hard work, and a challenge when you’re busy. Where there’s a need, there’s a job, and birthday party planning can be a great career if you’re creative, like kids and can work weekends when parties are often held. You can also plan any event you think you can handle. For the best changes at earning a good income, make sure you research local rates and competition and understand your liability, particularly if you’ll be working with little ones.

Home Staging – Your home needs to look its best in this tough real estate market, and home staging can make all the difference. If you have an eye for design, home staging may just be the career for you; there are no education requirements, and although there are many courses and professional organizations for home stagers, they’re not required to be successful in the field. Take some time to research rates in your area and practice staging your home or a friend’s. Network with realtors to generate business and think about what services you’ll want to offer, and the startup costs you’ll incur.

Web Design – Are you computer savvy, and do you have an eye for detail? A career in web design may be for you. Before you hunt for jobs, think whether you’ll be starting your own business or work as a freelancer – the two are very different tax and legal-wise. Check with the IRS on tax obligations, and with your local small business chapter.

Virtual Assistant – With today’s uncertain economy, more businesses are looking to hire temporary or per-project help, sometimes in the form of a virtual assistant. A virtual assistant can handle anything from receptionist duties to bookkeeping, depending on your expertise and the client’s needs. For work in this field, look to online job boards. Tell your friends and family you’re looking for administrative-type work to do from home, and check with any old business contacts you may have. Virtual assistants are still a fairly new concept, so expect to have to explain what you do a few times before generating business.

Tutoring Service – These days, problems are increasingly solved with use of the internet, including tutoring services. Work as a tutor can be helping a child with homework, or teaching adults how to use a computer. You can find work on job boards, or at online colleges. If you have a college degree in your expertise or if you have a specific skill, your chances at building a successful career as a tutor will be even better.

At-home careers are a great way to explore your passion and make a living too. For the best chance at success, look at your previous career for a start. If you don’t have the skills, consider going back to school to learn; there are many online courses, and current education tax benefits that can make the bottom-line expense very low. Earnings can vary greatly, depending on your expertise and experience, so take time to research before setting your rates. Make sure you understand your tax obligation, and whether you might be best off starting a small business to protect yourself legally. Your local small business organization or SCORE chapter is great place to get some help. Starting a small business by working from home can be a great way to forge your own career path and avoid the cubicle nightmares, too. These careers are just the beginning when it comes to at-home careers. Check your local Pembroke Pines Colleges and Vocational Schools in Adrian’s website for more information.

Coolest upgrades for your Pembroke Pines Home

Sunday, November 7th, 2010

Fewer people are buying new homes in Pembroke Pines these days as more people are buying used ones for the convinience of having to do less work.  Sellers are opting to make home renovations to spice things up a little and make their homes more atractive to buyers.

You could turn your bathroom into a high-tech spa or get some smart appliances in the kitchen. Maybe you do some green upgrades or maybe you do something purely for luxury, but be careful you might not want to sell your Pembroke Pines home after you are done!

Here are some of the Coolest Home Upgrades:

1. It’s go big or go home with televisions these days – but when you bring one of these drive-in movie-sized screens home, it can often wreck the design of the room. When a buyer walks in, they won’t say, “Wow, what a nice house,” but rather, “Wow, what a big TV you have!”

Well now, you can have it all – a big screen and big style. Designers are increasingly choosing to hide gigantic televisions in the wall and cover them with a mirror or artwork so when they’re not in use, you don’t even know they’re there!

When it’s above the fireplace, it can be a framed mirror or piece of art. It could be mounted in the closet behind the mirror, hidden by a removable panel in the closet. You probably want a pro to do this because TVs require proper ventilation.

2. Fountains aren’t new and fire pits aren’t new but put them together – maybe even add some LED lighting and you could say “Welcome to the future”.

A water feature with fire shooting out of the middle can instantly remind you of that Hawaiian vacation (maybe pump some hula music into the outdoor speakers) or just ensure that you not only keep up with the Joneses but knock their socks off when they come over for a barbeque.

They can be rectangular trough-like structures with broken glass in the middle where the fire shoots out. They can be freestanding, attached to a pool or create a big ridge of fire in a stoned wall. Have a seat because you can control it all by remote control!

3. Home Golf Simulator – Golfers have been practicing their swing at home for years but not quite like this: a floor-to-ceiling golf simulator with a massive screen to let you “play” on some of the coolest courses in the world from Hawaii to England.
A golf simulator is the ultimate addition to your game room next to the pool table and pinball machine.  Not only do you really feel like you’re on the course but it helps you with your game, with sonic ball-tracking sensors and a program that gives you valuable feedback on your swing. They run from $20,000 to $60,000 or more.

4. Glass Rooms on the Patio – Outdoor patios with full kitchens are getting even huger these days, with some nearing 10,000 square feet. They’ve got the Rolls Royce of grills, outdoor wine fridges, fireplaces, sweeping views — you name it. But guess what else they’ve got? Bugs.
High-end buyers with houses in exclusive neighborhoods in South Florida, are increasingly asking for these glass structures, out at the end of the patio where the best views are. They’re turning them into everything from outdoor dining areas and zen gardens to man caves and music studios.  A four-sided glass structure means there aren’t just northern views or southern views, Cotton says, there are north, south, east and west views!

5. Exotic Landscape Lighting – Spotlights and those little solar path lights are just the first step. Now you can take your backyard to the next level by doing exotic landscape lighting.
Maybe it’s uplighting on the palm trees or in the waterfall that spills over into the pool.  The cool thing is that you can use solar lights so it won’t cost you an arm and a leg in electricity! Take a solar light, put it in a spotlight and turn it upside down shooting up into your landscaping or water feature like a fountain or koi pond. Landscape lighting in the water is very romantic because you get that constant flickering reflection, just like a fire does.

6. Outdoor Shower – These is not the kind you put next to the pool so the kids can wash off the sand, dirt or chlorine. These are luxurious showers made of high-end stone and other natural materials, with lush foliage that create your own personal Eden. You could even add things like a shower head coming out of a tree, creativity is the limit.
You’ll already find this type of outdoor shower in resorts in Bali, Fiji and the Caribbean, but now, homeowners are bringing the resort home. It’s your private shower, you could get completely naked and take a shower outside in your private garden.

7. Master Control for Energy Consumption – You know you can control your entire house now from a laptop, iPhone or iPad. Here’s taking it to the next level, it is a master control for energy consumption.
This is very new, people are just experimenting with it. It helps make you more aware and more conscious of your energy usage, so you don’t waste energy.

Basically, they’re small digital panels that connect with the utilities and track various appliances and systems in your home. They can tell you everything from your usage to the temperature and how much it’s all costing you.

8. Pop-up Ventilation for the Kitchen – No one wants the lingering smell of smoke and cooking fumes in the kitchen, particularly in South Florida and the hot open-concept of kitchen-living area is right now. But hoods, no matter what high-end materials you use, can be clunky, not to mention they get greasy and dirty.
Enter the pop-up hood vent – You can sink it into an island or other countertop with an underground vent to the outside and then at the press of a button, it comes up, sucks all the smoke and fumes out and then press the button again and it comes down.

9. Cooling Drawer – Let’s face it, kitchens are getting cool. From sleek granite to smart appliances, this isn’t your grandma’s kitchen anymore.  One of the places where the most innovation is taking place is in the refrigerator. Maybe they have double French doors or are hidden by paneling that makes them blend in with the cabinets.
One of the coolest things – literally – is a cooling drawer. These are drawers with several different temperature settings, so you can store anything from soda, wine, snacks for the kids to even ice cream. They’re individual drawers, so you can have any number of them scattered around the house.

These renovations are not only great for your Pembroke Pines home look, but also to lure other members of the family into the kitchen to help or into the patio to spend more time with you as a family. Adrian Valdes‘ advise to you: Make it high-tech – and they will come!

Banks Temporarily Freeze Foreclosures in Pembroke Pines

Monday, October 25th, 2010
Several Banks have voluntarily suspended foreclosures in Pembroke Pines and the rest of the country, while they analyze their internal records and in an effort to stabilize the housing market. Lending institutions are struggling to put a plan in place to fix this national problem as a record number of homeowners begin to face foreclosure.

The possibility of modifying their existing loans has began to be explored by many homeowners who are either behind with their payments or facing foreclosure. the task of finding a solution can be very confusing with all the options available, including government programs .  Adrian has established himself as an expert in Pembroke Pines Real Estate who can give you information in your language (English or Spanish), so homeowners can learn about all of the loan modification options available.

A loan modification will reduce your monthly payments, lower your interest rate and save you from any potential foreclosure. The results are dramatic and sometimes permanent!. Many of the loan modification programs do not require homeowners to have good credit or even a perfect mortgage history. Additionally, home equity is also not considered a qualifying factor.

Individuals who are stuck in a high interest rate mortgage, behind on payments or even facing the possibility of foreclosure can benefit with a Loan Modification, contact Adrian and became an informed homeowner so you don’t have to face the painful process of a foreclosure. Adrian stays on top of the latest mortgage options available as the laws and regulations continue to change everyday, he could direct you in the right direction.

Accentuate your Chapel Trail Home with Accessories

Friday, October 15th, 2010

Accessories make each room come alive, as well as create a cozy atmosphere. There is nothing better to reflect your taste and give each room a little bit of your personality. A home without accessories is like food without seasoning.

Shopping for accessories is easier said than done. When you see something that grabs your attention, think about where it would fit in your home.  Be careful not to overdo it, though, or your home may start to resemble a store showcase.

Here are few tips on how accessories can be incorporated into the perfect place in your home:

- Small, artistic objects are most effective when arranged in groups by size.

- Pillows do a great job at adding pops of color, as do pictures and draperies.

- Old books can be used to achieve varying degrees of height as you use them as dividers to place your accessories.

- Silk plants are always an imaginative addition to an accessory plan, but make sure to keep them dust free and shiny. If you have a green thumb, real plants are even more effective with a bonus; they will help clean the air in your home. Just be sure to check the lighting guidelines for the plant and if it works in the room, go for it!

- It is not necessary for a grouping to consist of similar elements; variety is fun.

- Old fashioned family portrait photographs are not out of place in a sophisticated room when grouped in different and interesting frames.

The most important thing to remember for a successful outcome is to be creative, but with some restraint!  You don’t want your home to be over cluttered. A few, well placed accessories will accentuate the positives in a room and make a statement about your personality and design style. This will not only catch visitors’ attention, but more importantly, make your home a welcome haven to relax in and enjoy!  Call Adrian for more advice on showcasing your home.

Is this a good time to buy your next Chapel Trail home?

Friday, October 8th, 2010

Home loan rates are at a historical record low, but they won’t stay that way forever. Let’s consider four important aspects:

When would a rate hike happen?

It is dependent upon the upcoming data releases. Many experts agree that if the Fed does make a move, it will most likely happen at the next Fed meeting, which is scheduled for November 3rd.

How much money would the government spend in stimulus?

Estimates are all over the board at this point, from $200 Billion to $2 Trillion. Recently, former Fed Governor Larry Meyer felt that even $2 Trillion would hardly move the needle on GDP growth or reduce unemployment rates. In fact, Mr. Meyer’s sentiments were also echoed last week by former Fed official Joe Gagnon, who estimated that the Fed is indeed likely to do at least $1 Trillion, but the impact is unpredictable at this point.

Why is the Fed keeping the rates low while injecting money into the economy?

Think about this: a large investment of government money would almost assuredly hurt the US Dollar. And by hurting the US Dollar, our exports become more affordable abroad, as well as making imports appear relatively more expensive. This helps large multi-national companies, which have a large influence on the economy, as well as the major Stock market indices.

And what does it mean to home loan rates?

If the Fed does go through with another round of stimulus, home loan rates should increase for two reasons. First, Bonds would likely improve due to the soft economic data. Second, Bonds would improve simply because it would include large Bond purchases. Even though Bonds would initially improve, the eventual softening of the Dollar, rising commodity prices, and rise in Stock prices could become a drag on Bonds, which would negatively impact home loan rates.

Weak economic news normally causes money to flow out of Stocks and into Bonds, helping Bonds and home loan rates improve, while strong economic news normally has the opposite result. If you want a low monthly mortgage payment call Adrian now and find the best values in Pembroke Pines homes and home loan rates, don’t let this opportunity pass you by!

Improvements that won’t increase your Pembroke Pines home value

Monday, October 4th, 2010

Some people choose to make improvements to their Pembroke Pines home with the intention of increasing the home’s value. You may greatly appreciate and value the improvements you made to your home, but a buyer could be unimpressed and unwilling to factor the upgrade into the purchase price. Homeowners, therefore, need to be careful when choosing on what to spend their money if they are planning to sell in the near future expecting the investment to pay off. It may surprise you, but here are few improvements that won’t add value to your home:

1. Swimming Pools
An in-ground pool may costs anywhere from $12,000 to even more than $80,000, and additional yearly maintenance expenses need to be considered. That’s a significant amount of money that might never be recouped if and when the house is sold. Swimming pools can be a hassle to have at your own home. Many potential homebuyers view swimming pools as dangerous, expensive to maintain and a lawsuit waiting to happen. Families with young children in particular may turn down an otherwise perfect house because of the pool. In fact, a would-be buyer’s offer may be contingent on the home seller installing a child safety net or filling in an in-ground pool.

2. Overbuilding for the Neighborhood
Homeowners may make improvements to the property that unintentionally make the home fall outside of the norm for the neighborhood. While a large, expensive remodel, such as adding a second story with two bedrooms and a full bath, might make the home more appealing, it will not add significantly to the resale value if the house is in the midst of a neighborhood of small, one-story homes. Homebuyers do not want to pay $300,000 for a house that sits in a neighborhood with an average sales price of $200,000; the house will seem overpriced even if it is more desirable than the surrounding properties. The buyer will instead look to spend the $300,000 in a $300,000 neighborhood.

3. Extensive Landscaping
A beautiful yard may encourage potential buyers to take a closer look at the property, but will probably not add to the selling price. Homebuyers may appreciate well-maintained or mature landscaping, but don’t expect the home’s value to increase because of it. Many buyers view elaborate landscaping as a burden if a buyer is unable or unwilling to put in the effort to maintain it or if they see the need to pay a qualified gardener to take charge. Either way homebuyers are not likely to consider the rice you pay for it when placing value on the home.

4. High-End Upgrades
Upgrades should be consistent to maintain a similar style and quality throughout the home. A home that has a beautifully remodeled and modern kitchen can be viewed as a work in progress if the bathrooms remain functionally obsolete and low quality. The remodel, therefore, might not fetch as high a return as if the rest of the home were brought up to the same level. High-quality upgrades generally increase the value of high-end homes, but not necessarily mid-range houses where the upgrade may be inconsistent with the rest of the home.

5. Wall-to-Wall Carpeting
Carpeting is expensive to purchase and install. In addition, there is growing concern over the healthfulness of carpeting due to the amount of chemicals used in its processing and the potential for allergens which are a serious concern for families with children these days. Add to that the probability that the carpet style and color that you thought was absolutely perfect might not be what someone else had in mind. Due to these drawbacks, wall-to-wall carpet is an investment difficult to recoup. Removing carpeting and restoring wood floors is usually a more profitable and investment.

6. Invisible Improvements
A new plumbing system or HVAC unit might be necessary, but don’t expect it to recover these costs when it comes time to sell. Those invisible but costly improvements that you know make your house a better place to live in, might be projects that nobody else would notice or care about. Many homebuyers simply expect these systems to be in good working order and will not pay extra just because you recently installed a new heater. Think of these improvements in terms of regular maintenance, and not as an investment to increase your home’s value.

Every homeowner must pay for routine home maintenance, such as replacing worn-out plumbing components or staining the deck. Don’t spend thousands of dollars on a home-improvement project that will not be reflected in the home’s value when it comes time to sell. The value of your home depends more on the local market and even the age, regular maintenance and style of the house. Homeowners frequently must choose between improvements that would prove to be a better investment over these they would really love to have. A bit of research, and the advice of a qualified real estate professional like Adrian Valdes, can help homeowners avoid costly projects that don’t really add value to a home.

Prepare your Pembroke Pines home for Winter temperatures

Autumn has officially started and South Florida is now headed into the colder days of winter. I know we are lucky to live in a moderate southern climate, but still there are a number of steps you need to take to make sure your house and yard are ready.

1. Outside your Pembroke Pines home:

We live in an area with high moisture, therefore, an additional coat of sealant to wooden structures is recommended. Chances are the summer sun has caused deterioration to the wood’s protective layer, and re-sealing it will ensure that it won’t absorb an excessive amount of water. You don’t need to store your outdoor furniture inside but it is a good idea to cover them up if you are not planning to use it for a while.

In terms of the shrubbery around the outside of your home, two precautionary steps will greatly improve the way it will look once winter is gone. First, prune away any weeds or dead foliage from the base of each shrub. Next, add a layer of mulch to the surrounding ground, especially to any perennial flower beds.

In terms of a home’s exterior, the key word to keep in mind is “leaks.” Leaks allow water to enter your home. Start by inspecting exterior walls. Minor cracks can usually be sealed by using a caulk that’s appropriate for South Florida temperatures. Special attention should be paid to the wall area around windows and outdoor faucets.

2. Inside your Pembroke Pines home

It’s time to make our way inside the home, and take another look at the topic of leaks. Preventing air leaks will help you save on your energy bill. Start by weather-stripping all windows and doors. It sounds like a big job, but in most homes this can be accomplished in one day. Also, look for leaks around wall outlets. Once again, the appropriate caulk will do the trick when it comes to creating a proper seal. Don’t forget to check the attic or cellar for leaks as well.

Regardless of the type of heating system you have, it’s a good idea to have it checked and maintained by a professional. Clean ducts and filter replacements can go a long way when it comes to improving efficiency. Also, be sure to clean and vacuum any heating vents, and keep the flue or damper closed when your fireplace is not in use.

As far as plumbing is concerned, every homeowner should periodically check their hot water heater for leaks.

Last winter had record low temperatures in South Florida. Preparing your Pembroke Pines home for winter may sound a little too soon right now but if you follow these simple instructions, your will save money on the electrical bill and will increase efficiency on your heating systems. Tips to Give your Pembroke Pines Home an Instant Makeover

Tuesday, September 21st, 2010

Just in time for fall home improvement season, here are some simple tips to find inspiration by adding theme and color to any room in your Pembroke Pines home:

  1. Paint one accent wall. Chose a color that will compliment the other walls. If the other walls are neutral, choose a bolder color for an accent. If the other walls have a strong color, choose a neutral color for an accent wall.
  2. Buy a slipcover for your sofa that blends with the color of the majority of walls. A solid color is best. Patterns can be introduced with other items.
  3. Choose pillows that are the color of the accent wall. Next pick a second accent color that provides additional interest and include one or two pillows of this color.
  4. Quick art can easily be made. Paint two blank canvases in a slightly lighter or darker color than the three original color walls. Tape off a wide horizontal or vertical stripe on the canvas. Paint the stripe the color of the accent wall. Then tape off another narrower stripe and paint the second accent color. When these are done, hang on the accent wall to bring the color scheme together.
  5. Move the furniture away from the walls and create conversation areas. Look for ways to mix and match furniture. Just because the furniture you like is available as a set doesn’t mean you have to purchase it that way. Mix it up a bit.
  6. Buy an area rug with a combination of both wall colors, plus the second accent color. Or for an easier choice, choose a solid color rug that is the first accent color.
  7. Change light bulbs to natural light bulbs. You will look years younger!
  8. Remove at least half the clutter. Only 3 items are allowed on the tabletops. Removing clutter automatically makes your room look bigger and more “put-together.”
  9. Buy a big bouquet of flowers containing blooms of the two accent colors. This will become a focal point of the room.
  10. Create balance between color and light. Make up for the lack of light by adding in some table lamps, wall sconces, a chandelier or a mirror and watch how it makes the room look so much bigger even if you’ve painted it charcoal gray.

Layering texture and pattern gives a room personality and stops the room from looking too flat. A nice South Florida theme could be an inspiration for color choices. Wrap a picture canvas with fabric stapled behind to create focal points. Choose fabrics that incorporate the room colors. Silk curtains, a patterned pillow, or even nice linen wallpaper are all things that can give the room dimension and make any room more interesting and appealing.
