So, you need to make sure each component of this visual landscape looks its best.   6. Landscaping. Neatly trimmed shrubs and a manicured lawn are essential. Taking the time to do this costs little, but has a big impact.
  7. Front Walkway and Driveway. Like the sidewalk, both should be clean and free of weeds. If there are stains, or appears worn-looking, consider re-sealing with a high quality sealer. Believe it or not, pay attention to how any cars PARKED in the driveway appear. To a buyer’s subconscious mind, a clean, well maintained automobile will make a much different statement about you AND your property than an unattractive, poorly cared for car.
  8. Paint. A fresh coat of paint can be one of the best investments to increase value. If that amount of money isn’t available, consider painting the trim and/or the front of the house.
  9. Roof.  The roof may be the single most important aspect of your home front. Replace any broken or missing shingles or tiles and paint eaves and fascia boards. If the roof is old and needs to be replaced, consider having the work done before showing the property.

10.  Front Door. The doorway is the focal point of your home. Repaint the door, apply new door hardware and replace house numbers. Put a flower box or planter and a clean welcome mat alongside the door, install a new front light fixture and be sure the doorbell works!

It is Home Buyer Tax Credit payback time for Pembroke Pines Homeowners

The Home buyer tax break has strict rules that you need to know.  For Pembroke Pines taxpayers who claimed the home buyer’s credit in 2008. Starting this year they’ll have to pay it back.

That is because the original first-time home buyer’s tax “Credit” was in fact an interest-free loan that had to be paid in equal installments over 15 years.  The law gave home buyers who claimed the credit a two-year grace period which means the first installment is due this year. It is estimated that more than 950,5000 taxpayers claimed that credit in 2008.

The maximum 2008 credit was $7,500, so if you claimed the full amount, you’ll have to pay $500 when you file your 2010 tax return, and do so for 15 years on a row.

This means that a lot of people will end up owing a fair amount of taxes this year because of the additional $500 they’ll have to repay.

Now, if you bought a house in 2008 and then sold it, you could owe even more, because in that instance, you’re required to repay the entire amount of the credit all at once.

The repayment can’t exceed the gain on the sale, so if you didn’t make any profit on the sale, you may not owe anything.

Pembroke Pines residents may experience Postal service changes

The United States Postal Service is set to reduce the number of its offices by 2,000 nationwide this year as the agency can no longer afford to operate them. Most of the postal offices to be closed are in the rural areas and have low volumes of mails handled, according to Fetterly. However, she did not identify the sites saying these will have to be determined through 57 steps that will take from six months to a year to complete.

USPS spokeswoman Debbie Fetterly on Monday cited falling revenues as the reason for the planned closure of the 2,000 offices nationwide. She admitted that the postal service is losing out to the Internet as people prefer e-mail more than the traditional mail. Factors to be considered in closing a post office include cost of operation, revenue and proximity to stores and gas stations that offer postal services.

The USPS funds its operations through earnings from stamps sale and other postal services. Among the changes planned for this year is a New Postal Service Pricing becoming effective on April 17. Single-piece, 1-ounce First-Class letters will remain 44 cents with additional ounces increased to 20 cents. The price for mailing a postcard will increase one cent. It will not affect Express Mail and Priority Mail prices.

Outdoor activities close to Pembroke Pines

There’s always a lot going on at Everglades National Park! You could plan a visit for a few hours or a whole week; it is so close to Pembroke Pines that you could plan a different activity for each visit. There are so many things to do at the park as new adventures beckon from every corner of this unique ecosystem. A vast expanse of roughly 1.5 million acres, there seems no end to the adventures that can be found in Everglades National Park. 

The diverse habitats allow for enjoyable activities ranging from hiking, canoe and kayaking, biking, fresh and saltwater fishing and camping in the ultimate wilderness. You may find yourself spending a morning photographing the birds, an afternoon seeing alligators and turtles, or take a ranger guided tour or just spend an evening enjoying the warmth of your campfire. Concession boat captains narrate boat tours along the mangrove coast at both Flamingo and the Gulf Coast, and Tram Tour naturalists guide your explorations of the Shark Valley Slough. 

Always keep in mind your physical limitations when hiking, biking, or paddling in the Everglades, particularly, if you’re not from Florida. This is a sub-tropical environment and can be very hot and humid, especially in the summer.  Here are some things to keep in mind when planning your visit:

  • Familiarize yourself with the trails before hiking, biking, or paddling. You should know how long the trail is and the approximate time it takes to do a certain trail. Ask a park ranger or park volunteer, if unsure.
  • Do not hike, bike, or paddle without someone knowing where you will be going.
  • Bring water (especially in the summer), insect repellent (summer and if you will be in or around heavy vegetation), sunscreen, and proper clothing for the activity you will be doing.
  • Keep small children close at hand and under supervision when walking the trails, remember, you are in a wilderness area, our animals move about freely.
  • Do not bring pets on the trails. Not only do you put your pet’s life in danger, you put yours in danger as well.
  • Do not feed any wildlife that you encounter, this includes the birds (crows and grackles). Feeding wildlife of any kind will eventually make the animal aggressive and is illegal.
  • No rollerblades, roller-skates, scooters, or skateboards allowed on any of the trails within the park.

Everglades National Park is the third largest park in the lower 48 states, covering 2400 square miles! There is no shortage of activities for Pembroke Pines residents to enjoy outdoors. The Everglades used to span from Lake Okeechobee in central Florida all the way down to Florida Bay. Tips to Energy-proof your Pembroke Pines home

A day spent closing up those energy-wasting gaps and cracks around your Pembroke Pines home will pay back great dividends in improved comfort and lower utility bills. You will need only a few tools and supplies for this project:

- Caulking Gun. For most of the gaps you’ll encounter, caulking will do the trick, so first you’ll want to invest in a good caulking gun. You can get a cheap one with a fixed barrel and a ratcheting plunger, but they don’t work well, and tend to apply an uneven bead. For a little more money, you can get a gun with a rotating barrel and a couple of movable plates that grip a smooth plunger rod. The result is a caulking gun that’s much easier to use, with less jamming and a much smoother bead. Since a caulking gun will last most people a lifetime, it’s well worth the extra money.

- Caulk. Select an acrylic latex caulk that’s combined with silicone. This type of caulking is easy to apply and cleans up with water, it offers a good amount of flexibility, stretch and mildew resistance, and can be painted after it dries. Take a moment to read the label on the caulking tube, and you’ll see what the manufacturer recommends as far as how large a gap that particular caulking can fill.

- Backer rod. For larger gaps, the area will need to be filled with another material first, prior to caulking. A polyethylene foam backer rod is usually the best thing to use for filling large gaps. Backer rods are sold by the roll, and come in different diameters. They compress easily and fill up the gap, offering a solid, air-tight backing for the application of the caulking. The backer rod is also flexible, so it won’t damage building materials or cause the caulking to crack.

- Foam outlet gaskets. Air travels around wiring penetrations in the walls and comes out around the outlet covers. Pick up a couple of packs of foam outlet gaskets at the home center. Then simply shut the power, remove each cover plate, cut out the appropriate shape from the gasket — each one has a pre-cut outline for a switch or an outlet, in both the standard and the square, then replace the plate.

Once you have all the supplies, look for gaps as you work your way around the outside of the house. Look at the areas around exterior window frames and exterior door frames where they meet the siding, including garage doors. Check out the areas around the exterior hose bibs, light fixtures, vent caps, and any other penetrations through the siding where exterior air can penetrate the house.

Tips for Sparkling Windows at your Pembroke Pines Home

Washing windows could be a long and tedious chore. But with the right tools and the use of some tricks you’ll have your windows sparkling in no time. Here is some expert advice:

- When washing windows leave streaks on the windows: Use a window-washing squeegee with a smooth, soft rubber edge. Or use crumpled-up black-and-white newspaper avoiding the color sections. Dry a 1-inch strip at the top or side of each window and always start your squeegee there—starting on dry glass is one key to avoiding streaks.    

- When  dust pills up quikly on blinds: Use an antistatic spray to keep them from being dust magnets. Use products with Static Guard on the window blinds right after you clean them.Wash with a bleach-detergent solution. Black or gray mildew spots on wooden frames can be cleaned for good by mixing 2 ounces of household bleach and 1 ounce of laundry detergent in a quart of water. Wear rubber gloves to protect your hands, sponge the solution on the spots, let it sit for ten minutes, and then rinse thoroughly with clean water. 

- When there’s mildew on the window frames: Wash with a bleach-detergent solution. Black or gray mildew spots on wooden frames can be cleaned for good by mixing 2 ounces of household bleach and 1 ounce of laundry detergent in a quart of water. Wear rubber gloves to protect your hands, sponge the solution on the spots, let it sit for ten minutes, and then rinse thoroughly with clean water.

- When the outside windowsills get dirty quickly: Your exterior windows are exposed to the elements; therefore they are subject to collecting a lot of dirt. The simple way to keep your sills clean is to wipe on a coat of clear floor wax to protect them. 

- When the shades are filthy: Dust shades regularly with a soft cloth, a duster such as the Swiffer, or the dusting brush on your vacuum. Be sure to dust both sides of the shades. If they’re stained or spotted, it’s time for a real cleaning. Though you can wash them in place with a drop cloth over the floor and furniture, it’s best to remove the shades. Place one shade at a time across a worktable covered with a plastic sheet or shower curtain. Wash vinyl shades using a sponge and a solution of 1⁄4 cup white vinegar in 1 quart (1 liter) of warm water. Washing them in the bathtub is even easier. Run some warm water in the tub, add a squirt of dishwashing liquid, and wipe each side with a large sponge. To rise, dunk them in clean water or hold them under the shower. Then wipe with a clean, soft cloth.Many fabric shades can also be washed, but take a close look at the care constructions before washing them.

- When windows get dirty too fast: If the interior glass surface of your windows gets dirty unusually fast, you may need to change the filters on your furnace or air conditioner. Modern airtight homes trap more dust, pollen, dander, and other particles inside than ever before. Furnace and air-conditioner filters help trap that dirt and also extend the life of your appliances. Filters should be changed every month or two or anytime you can’t see light through the filter when you hold it up to a light.

- When secondhand smoke gets to the windows:
To remove nicotine film or other grime from windows, you need ammonia and lemon scent. The ammonia will cut through the grime, and the lemon scent will leave your house habitable. Mix 1 cup of lemon scented ammonia in 21⁄2 gallons (9.5 liters) of water and use this solution to clean the windows.

- When the screens are filthy: The best way to clean window screens is to remove them from the window and wash them outside with a hose. Using abroad, soft-bristled brush, scrub both sides of the screens with warm to hot water and lemon-scented dishwashing detergent. Pick up the screen by its edges, hold it at an angle so most of the screen surface is facing the ground, and rap one edge lightly against a firm surface. This will shake loose any dirt. Rinse with water and air-dry thoroughly before reinstalling to avoid oxidation.

One last advise: Don’t wash windows or shades in direct sunlight, because quickly dried glass or vinyl is more susceptible to spots. Wash everything on the shade, during evenings or on cloudy days. Fewer people are buying new homes in Pembroke Pines these days as more people are buying used ones for the convinience of having to do less work.  Sellers are opting to make home renovations to spice things up a little and make their homes more atractive to buyers.

You could turn your bathroom into a high-tech spa or get some smart appliances in the kitchen. Maybe you do some green upgrades or maybe you do something purely for luxury, but be careful you might not want to sell your Pembroke Pines home after you are done! 

Here are some of the Coolest Home Upgrades:

1. It’s go big or go home with televisions these days – but when you bring one of these drive-in movie-sized screens home, it can often wreck the design of the room. When a buyer walks in, they won’t say, “Wow, what a nice house,” but rather, “Wow, what a big TV you have!”

5. Exotic Landscape Lighting – Spotlights and those little solar path lights are just the first step. Now you can take your backyard to the next level by doing exotic landscape lighting.
Maybe it’s uplighting on the palm trees or in the waterfall that spills over into the pool.  The cool thing is that you can use solar lights so it won’t cost you an arm and a leg in electricity! Take a solar light, put it in a spotlight and turn it upside down shooting up into your landscaping or water feature like a fountain or koi pond. Landscape lighting in the water is very romantic because you get that constant flickering reflection, just like a fire does.

6. Outdoor Shower – These is not the kind you put next to the pool so the kids can wash off the sand, dirt or chlorine. These are luxurious showers made of high-end stone and other natural materials, with lush foliage that create your own personal Eden. You could even add things like a shower head coming out of a tree, creativity is the limit.
You’ll already find this type of outdoor shower in resorts in Bali, Fiji and the Caribbean, but now, homeowners are bringing the resort home. It’s your private shower, you could get completely naked and take a shower outside in your private garden. 

7. Master Control for Energy Consumption – You know you can control your entire house now from a laptop, iPhone or iPad. Here’s taking it to the next level, it is a master control for energy consumption.

Banks Temporarily Freeze Foreclosures in Pembroke Pines

Several Banks have voluntarily suspended foreclosures in Pembroke Pines and the rest of the country, while they analyze their internal records and in an effort to stabilize the housing market. Lending institutions are struggling to put a plan in place to fix this national problem as a record number of homeowners begin to face foreclosure.
