Tips to sell your Pembroke Pines home fast

The real estate market in Broward is volatile, especially lately, and it takes planning to move your home quickly and profitably.  If your home is in tip-top shape and priced within the range of other homes sold in your neighborhood, a buyer is much more likely to choose your home.

Remember what first attracted you to your house when you bought it? What excited you about its most appealing features? Now that you’re selling your home, you’ll need to look at it as if you were buying it all over again.   Staging pays off and often helps to sell a home fast. There are renovations that could be made prior to the sale, but you don’t have to spend thousands to make a big impact on buyers.

  1. Make your home look picture perfect.  Most buyers begin their home search online; make sure that the pictures they see are attractive. Remove vehicles before taking the pictures and clear excess vegetation.
  2. Make a great first impression as buyers go thru your entryway. Use welcome mats, colorful flower planters, and make sure foyers and hallways are clean and clear of clutter.
  3. Open up your space so buyers can actually see the beautiful home they’re buying.  Remember that the goal of a successful showing is to make a prospect feel at home. Put away personal objects such as pictures (leave one or two), collections, and excess furniture.  The less stuff you have around the house the more spacious it will look.
  4. Invest in a fresh coat of paint to give a fresh look to the main areas of your home. Remember that neutral colors on your walls are the way to go when staging a home for sale.
  5. Make sure your windows are sparkling and that the frames of the doors are clean.
  6. Arrange the furniture for easy traffic flow so buyers don’t bump into anything. If you have enough space, put a major piece of furniture at an angle, such as a couch or desk; this will add interest, coziness and create a more open feel.
  7. Let Light flow thru your home. The brighter, the better;  light makes your rooms appear larger. Move lamps and tall decorations to the corners. You don’t need to remove heavy Window treatments, just arrange them in a way that doesn’t interfere with the natural flow of light.
  8. Use live plants and fresh cut flowers to warm up your home and add a decorative flair, without spending a bundle.
  9. Give your patio area a fresh finish with a new stain and seal, put away excess toys, clean the dust on the furniture and replace worn cushions.
  10. The Kitchen should be cozy and sparkling clean. Remove clutter from the countertops by putting away blenders, toasters, and other non-decorative items. If you have a breakfast table or counter, put out a couple of table settings complete with place mats, napkins, and dinnerware so it looks inviting.

Always keep in mind that your home should feel like it’s the buyers, not yours.
