Drive Safely in South Florida during Memorial Weekend

Memorial weekend is four days long for schools in Broward county and a long weekend for everyone.  This weekend is also the beginning of the busy summer driving season and AAA estimates that over 27 million cars travel this holiday each year. But also about 50,000 people die each year in collisions on the roadways of the United States and over twenty-two million are injured.

America’s elite professional truck drivers with millions of accident-free miles and driving school teachers, are offering advice on how to navigate through highway traffic and arrive at your destination safely. Tips include:

  • Inspect your car few days before the trip – Check your oil, tire pressure, wipers, fluids and pay close attention to any noise your car is making. Simple maintenance can prevent many of the problems that strand motorists on the side of the road before you leave your home.
  • Always wear your seat belt – Seat belts are the most important safety device in your car.  They provide impact protection, they absorb crash forces, and they keep you from being thrown out of the vehicle.
  • Pay Attention – Distracted driving is a leading cause of crashes. Looking away for even two seconds doubles the chances of an accident. Limit the use of your cellular while driving.
  • Don’t trust anybody – You can never rely on what the other driver will do. Everybody makes mistakes.
  • Allow a Safety Cushion – Look 1/4 mile ahead for a safe path. Think of a way out in case of an emergency.
  • Don’t Speed – Chances of a crash nearly triples when driving faster than surrounding traffic so Slow Down!
  • Keep extra water and snacks in your vehicle – Just as you keep an emergency kit in your vehicle, it is important to be prepared when driving during the summer months. Keep plenty of extra water, sunscreen and
    non-perishable snacks in car in case you are stranded.
  • Yield anyway – If you are in doubt about who has the right of way, give it anyway.
  • Be aware of other vehicles Blind spots – Virtually all vehicles have blind areas specially Trucks. If you can’t see the truck driver in his or her mirrors, then the truck driver can’t see you.
  • Do not cut in front of large trucks – Remember that trucks are heavier and take longer to make a complete stop, so avoid cutting quickly in front of them.
  • Do not Tailgate – Following to closely is a factor in about 40% of collisions, it restricts your vision, making it likely your reaction time will be slower.
  • Don’t drive impaired – The first thing that comes to most peple’s minds is impairment through alcohol or other drugs. There are others as well: impairment through fatigue, or as a result of disabling injuries or illness.
  • Abide by Traffic Rules – Follow traffic signs specially red lights and signals specially work zones.
  • Drive to communicate – Always signal your intentions even if the other drivers don’t do it. You want to know the other driver sees you.
  • Be Careful Backing Up – Be sure to look before backing up; walk around your car prior to departure. One in four preventable collisions involves backing up.

Red-light cameras in Pembroke Pines

The red-light camera program in Pembroke Pines has been controversial from the beginning, but now that Governor Crist decided to allow them, the city is shifting into high gear with this program.  The state law was approved on April 27 and it will go into effect on July 1st. if the governor signs it.  The cameras are meant to enforce traffic control signal violations. 

Last Wednesday, Mayor Frank Ortis and the commissioners held a meeting where they voted to continue the red-light program by adding a few more cameras at intersections such as Pines Blvd. and Dykes Rd; Sheridan St. at NW 72nd Avenue; and Pines Blvd. and 155th Avenue.  The mayor’s belief is that “The cameras save lives” and Pembroke Pines Police Chief Dan Giustino agrees with him by stating that “It is great for public safety.”

The company chosen by the city to implement the program is ATS (American Traffic Solutions).  They will be in charge of adding the new cameras as directed by city ordinance.

Before the law goes into effect, the current fine is $125 and it is a code violation, not a traffic ticket with all its implications. Under the new law, fines will be $158. Cities and counties will receive $45 to $75 per infraction, depending on the road. The state will collect $70. The rest will go to trauma centers and the State Brain and Spinal Cord Injury Trust Fund.  This program is great for generating revenue for Pembroke Pines. The city has received more than $355,160 in fines and issued 4,029 violation notices since a camera went up at Pines Boulevard and 129th Avenue in March 2009.  In all, Florida could reap more than $29 million in the first year the cameras are up, and as much as $95 million a year by 2014, state analysts say. Local governments could take in $10 million the first year and nearly $66 million by 2014.

There was a lawsuit filed by about fifty motorists that kept Pembroke Pines from expanding the program. The drivers who joined the suit complained that the city’s cameras violated their equal protection rights and there was no uniformity among cities to implement the legislature, therefore it was illegal. The case is still being processed at Broward Circuit Court but no hearing date has been scheduled.

Be careful when driving in Pembroke Pines as the $125 fine is going to increase soon if Governor Charlie Crist signs the bill.  If you have any questions about this law you can contact me or read the legislature.   And remember there will be at least two cameras on your way if you drive on Pines Blvd. from I-75 to Chapel Trail’s Main entrance.

Tips to Keep you Safe this Memorial Weekend

South Florida offers lots of fun choices in the sun, like enjoying time by the pool, on a boat or having a barbeque with friends.  Make sure you plan ahead as all this activities can easily send you to the emergency room.  Keep in mind things you may need such as Sun block, appropriate shoes, insect repellent, emergency kit, appropriate clothing, and the right tools for any activity you are planning to do.

The American College of Emergency Physicians has put together the top five tips that you and your family should follow in order to stay safe and healthy over the holiday weekend.

Tip 1: Food Safety -
- To avoid food poisoning, the U.S. Dept. of Agriculture recommends cooking fresh poultry to 165 degrees, hamburgers to 160 degrees and beef to at least 145 degrees. Refrigerate all perishable food within 2 hours, 1 hour if the temperature outside is above 90 degrees. To guard against cross-contamination of bacteria, keep uncooked meats away from other foods.

Tip 2: Grill Safety — Emergency physicians see firsthand the dangers associated with an outdoor grill. Consumers should thoroughly clean a grill of any grease or dust. Check the tubes leading into the burner for any blockages from insects or food grease that can cause an uncontrolled fire. Replace any connectors which can lead to a gas leak and keep lighted cigarettes, matches or open flames away from a leaking grill. Do not use a grill in a garage, breezeway, carport and porch or near any surface that can catch fire. Also, always follow the manufacturer’s instructions that accompany the grill.

Tip 3: Water Safety — To prevent drowning, avoid alcohol when swimming or boating. Wear a lifejacket whenever you are on a boat. Make sure young children are supervised at all times when near the beach, on a boat, or by a pool or hot tub. Don’t swim alone or in bad weather. Learn to swim and teach your children to swim. We also recommend that you learn CPR in case of an emergency.

Tip 4: Sun Safety – Protect against sunburn and heat stroke. Wear sunscreen with at least an SPF of 15 or higher and apply it generously throughout the day. Wear a hat outdoors and a good pair of sunglasses to protect your eyes. Drink plenty of water, especially when in the sun or if you are sweating heavily. If you feel faint or nauseous, get into a cool place immediately.

Tip 5: Travel Safety — Do not drink and drive or travel with anyone who has been drinking. Wear your seatbelt at all times. Make sure your vehicle has been properly serviced and is in good working shape before a long road trip. Familiarize yourself with your surroundings if you are in an unfamiliar place and know where the nearest emergency room is to you at all times in case of an emergency.

“We want people to have fun on Memorial Day weekend, which officially kicks off summer,” said Dr. Angela Gardner, president of the American College of Emergency Physicians. “But having fun also means staying safe, using good judgment and taking simple precautions that will help keep you out of the ER and most importantly, keep you alive.”

“Many of the factors that will determine your safety over Memorial Day weekend or any time this summer will come down to good decision-making and common sense,” said Dr. Gardner. “As someone who sees the consequences up close, my best advice is, know your limits, be mindful of certain risks and stay smart.”

Tips to sell your Pembroke Pines home fast

The real estate market in Broward is volatile, especially lately, and it takes planning to move your home quickly and profitably.  If your home is in tip-top shape and priced within the range of other homes sold in your neighborhood, a buyer is much more likely to choose your home.

Remember what first attracted you to your house when you bought it? What excited you about its most appealing features? Now that you’re selling your home, you’ll need to look at it as if you were buying it all over again.   Staging pays off and often helps to sell a home fast. There are renovations that could be made prior to the sale, but you don’t have to spend thousands to make a big impact on buyers.

  1. Make your home look picture perfect.  Most buyers begin their home search online; make sure that the pictures they see are attractive. Remove vehicles before taking the pictures and clear excess vegetation.
  2. Make a great first impression as buyers go thru your entryway. Use welcome mats, colorful flower planters, and make sure foyers and hallways are clean and clear of clutter.
  3. Open up your space so buyers can actually see the beautiful home they’re buying.  Remember that the goal of a successful showing is to make a prospect feel at home. Put away personal objects such as pictures (leave one or two), collections, and excess furniture.  The less stuff you have around the house the more spacious it will look.
  4. Invest in a fresh coat of paint to give a fresh look to the main areas of your home. Remember that neutral colors on your walls are the way to go when staging a home for sale.
  5. Make sure your windows are sparkling and that the frames of the doors are clean.
  6. Arrange the furniture for easy traffic flow so buyers don’t bump into anything. If you have enough space, put a major piece of furniture at an angle, such as a couch or desk; this will add interest, coziness and create a more open feel.
  7. Let Light flow thru your home. The brighter, the better;  light makes your rooms appear larger. Move lamps and tall decorations to the corners. You don’t need to remove heavy Window treatments, just arrange them in a way that doesn’t interfere with the natural flow of light.
  8. Use live plants and fresh cut flowers to warm up your home and add a decorative flair, without spending a bundle.
  9. Give your patio area a fresh finish with a new stain and seal, put away excess toys, clean the dust on the furniture and replace worn cushions.
  10. The Kitchen should be cozy and sparkling clean. Remove clutter from the countertops by putting away blenders, toasters, and other non-decorative items. If you have a breakfast table or counter, put out a couple of table settings complete with place mats, napkins, and dinnerware so it looks inviting.

Always keep in mind that your home should feel like it’s the buyers, not yours. When you first start blogging, you find yourself feeling like a kid who doesn’t know what he wants to be when he grows up.  You spend a lot of time thinking about what to write about.  If you don’t get discouraged and you stick to your plan, you will get enough practice to get your real estate business out there where you want it to be.  My advice to you: don’t be discouraged by false starts. There are more opportunities out there than what it appears at first.

It is very important that you know what area to focus on and to find resources where you can find good ideas to write about.  Use technology as much as you can. Good ideas can come to mind as you are driving, so when you get to your destination, take notes on your smart phone and send it to your office email for later blogging.

There is a lot to write about in the ever changing world of Real Estate but at the same time there are a lot of people writing about it. Having your own ideas and expressing them in a clear way will get you followers…and that means business!

Pembroke Pines is a big city with many real estate agents, but only a few of them have the experience and knowledge to truly call themselves experts.  Knowing the schools, the doctors, or even the specialty stores is not something that you find on the internet but by living there for years.  My business is to sell homes in Pembroke Pines with a true added value.   My clients move into their homes knowing exactly what to expect from their neighborhood and having someone on their side to answer any questions.

Insurance aspects to consider when buying a home

If you’re researching buying a home, think about the cost of insuring the home. A newer home’s electrical, heating and plumbing systems, and overall structure are likely to be in better condition than those of an older home. This can lead to a discount on your premiums.

Discounts from your insurance company are available for a variety of reasons, ranging from the type of building material used to build your home to how close you live to a fire station or fire hydrant, as well as the construction of the home and your geographical location. If you buy a house in Broward county, you’ll want the house to be able to stand up to Hurricane wind damage. Items such as deadbolt locks, burglar alarms and smoke detectors often bring discounts of 5% each, depending on the company.

And remember, the best way to get a good home insurance price is by shopping around, just make sure the coverage is the same when making comparisons. Some insurance companies offer a significant discount if you install a good security system. Also, you can get a good discount on your insurance by having your roof inspected by a professional. Raising your deductible will lower your premium by up to 35%, which is very tempting, but make sure you can afford to pay the higher deductible if something should happen to your home.

Homes in West Pembroke Pines in general meet all applicable discounts since they are fairly new, and the city has been planned to meet all the security requirements of a south Florida residential community.

One last piece of advice:  Once you have your home insured, don’t call your insurance company with specific inquiries if you’re not going to make a claim. Your inquiry about your loss or damage will likely be recorded and stay on your insurance record for seven years. One phone call won’t haunt you, but multiple inquiries about various damage or inquiries combined with actual claims could lead to a higher rate at renewal time or difficulty finding a company to insure you if you want to shop around for insurance for a new home.
